    I shouldn't need to text my tenants to tell them to pay the rent. They are adults. But it would be nice to be able to batch text all (or picklist) owners to let them know that rents have been processed, their accounting data is updated and they can log into the portal to see their info.

    Texting tenants is trickier because when they REPLY TO, where does it go. Would the texts all reside within the RenTec Direct systems? outsourced via a third party like realbird does? set up in RTD to use our existing google text number? send directly to my phone?

    Most importantly, never do away with one format (email) thinking everyone will switch to the other. Many comments here say people don't check email, they only text. Yet, last summer Google dropped TEXT reminders on appointments in their calendars because they said everyone gets email on their phones. (They were wrong in their move, some of us use text for short messages that are primarily one way in nature and email for more lengthy or complex messages and attachments. But sadly, they have not reinstituted text reminders in google calendar.)

    Because inspection forms vary GREATLY from one firm to another and sometimes from one property to another, this would be problematic to create. I would hate to see development time spent on this at the expense of a more simple solution like an attached PDF for each property or tenant.

    What about owner reports? Just a few simple reports they could run themselves while logged into the portal selecting their own date range and whatever other appropriate parameters. Maybe we enable/disable specific reports from being on the OWNER menu. That way we don't overload owners with all reports, just the one I want them to focus on.
    If you do stick with the current path of we create reports for each owner, it doesn't need to be pre-scheduled, but a batch report creation and/or distribution method would be a nice improvement.
    Broadcast messages to owners (monthly transactions are all in, view your account online) via SMS or email and let them self-serve their reports may be a handy tool.

    For the few who need mileage tracking, a stand alone app may be better suited or the ability to attach an editable spreadsheet possibly through a dropbox or google drive type repository. But mileage tracking isn't core to the business of PM for the majority of users and might make more sense as a mobile app plug-in that lets someone else develop the means for gathering and storing the data and it ports easily into RenTec Direct through a common structure for data transfer.

    Sounds like an executive summary page that gives a dashboard view of operations with emphasis on exception reporting. A section that shows a large 42 for open work orders, you click on the 42 to bring up the list, or hovering over the 42 shows that there are 3 new ones that need to be assessed, 35 assigned, and 4 more in some other status. Or maybe something that shows the aging or breaks them by priority.
    In general a good idea, but it could get complex in so many directions that excellent foresight and planning would be best to ensure what is developed lends itself well to future expansion.

    You can change their name to ZZ whatever to force sort to bottom of your long list. Alternate way would be to experiment with special characters as prefix to name and see where it sorts in the list.

    If you don't have a complete history of each login, the LAST LOGIN would be
    very useful and it's just one field in an existing table, so should be much
    easier to implement than a complete history. Display the field on tenant
    and owner data entry screens to the right of the PORTAL checkbox. Retain
    the last login date even if a portal is disabled so we can see the last
    time they logged in (or NULL if never) even if their portal is not
    currently enabled. Add the field to the call list reports for tenant and
    owners.
