The Automatic Rent Escalation feature can be used at the time you:
Place a Tenant: On the Properties Tab click the Place New Tenant link which allows you to set up Automatic Rent Escalation settings when you move them into a property.
Update Lease: From the Tenants Tab, right click on a tenant or use the menu icon to choose Update Lease which allows you to add Automatic Rent Escalation to tenants who are already moved in.

Automatic Rent Escalation When Placing a Tenant
Find and click the Place New Tenant link for the property where the tenant will be living. You will find this option under the the Properties Tab.
Find and click the checkbox labeled Enable Automatic Rent Escalation.
Answer the questions and click the Place Tenant button to setup automatic rent escalations.
A rent increase will now be issued automatically on the date and interval you specified.
Automatic Rent Escalation When Updating a lease
Navigate to the Tenants Tab, right click or use the menu icon to choose Update Lease.
Click the Setup Automatic Rent Escalation button on the bottom left.
Answer the questions and click the Save Rent Escalation Settings button.
Correcting Errors or Disable Option:
If something about the Automatic Rent Escalation settings is incorrect or you need to disable the option return to the Update Lease menu option for the tenant and press either the Edit Rent Escalation Settings or Disable button (see image below). The interface for changing settings is the same as when entering the settings and can be changed at will.
