  1. Allow restricted user to see inactive tenants

    INACTIVE TENANTS: If a user is restricted to certain properties, they are unable to see tenants they enter as "inactive" - some users have a waitlist of applicants not assigned to any unit and wants to be able to have his mgs. see the applicant they enter

  2. Add Unit # on reports

    On all reports or at least on Account Ledger it should be a column to show the Unit #

  5. Financial Reporting needs an update

    Financial reporting needs an update. Should be easy to do. I am amazed CICTotal has made it this far with the current reports. The go to financial statement needs to be the Profit & Loss Statement. Change the name and title of the current "Income/Expense Report" to be "Profit & Loss Statement" Not sure if the current name choice was an attempt to avoid responsibility for producing inaccurate financial statements or what, but it is definitely curious.   6. Pop up notes

    It would be great to have the notes section pop up on screen when opening a tenant ledger, if there are notes on file. For example, we do not allow checks to be written on accounts after we have multiple return items. So it would be nice to be visually notified on screen before posting.

  7. split

    When an existing transaction is edited so as to Split the income into different categories (e.g. rent and parking), the 'Property' field does not default to the property of the original transaction. Ver easy for the user to miss this, not to mention, that it has to be manually entered, and causes errors in the income reports when this is left blank.

    on the tenants tab under filter, i think we should be able type in a letter and all the names starting with that letter should pull up

  10. Have a function to show a list of all open workorders by vendor

    I would like to be able to create a list by vendor - to show all open workorders, closed workorders that a vendor has been assigned/completed via a report, or be able to sort the workorders by vendors the workorders are assigned to on the workorder page. Currently, we are only able to sort by date, priority and WO number on the workorder page. Please add the option to sort by 'Assigned' to.

  11. Tenants getting email notification when the Building manager or landlord has a question about the repair request.

    good ! I wanted to request a key feature that many of my tenants have requested! I also agree with. I have already put in the request thru you systems months ago. We wanted a notification link sent to the tenants when us the landlords ask a question about their repair request. I know that they an check in BUT they often don't.   12. Make it where we can set Fields on docusign

    When i used Buildium they had Adobe Echosign and you were able set the fields where the tenant signs and if they had to check mark something or input something you could set that field as well. I noticed on docusign on Rentec you cant set any fields for the signatures, which results in the tenants signature NOT being in the right place.PLEASE make it where we can set fields, when i go to the docusign site it appears that they have it where you set fields but i cant do it because it is set up through rentec.

  13. do not send emails to co-renters under an archived primary tenant

    when sending a group email, co-renters setup under an archived primary tenant are still receiving the emails. The resolution is to make sure the co-renters are archived before archicing the primary tenant, however archiving the co-renter removes the relationship between the co-renter and the primary tenant. This request is to have the automated emails NOT go out to co-renters that are still "active" underneath an archived primary tenant.

  14. Inactive Tenants - Assign To Manager or User

    With multiple users/managers, all inactive tenants are grouped together in the Tenant tab where it would be helpful for inactive users (prospective tenants or those who have moved out) to be only visible to Admin and an assigned user.

    Co-mingling them all together is confusing for clients with many managers and many tenants or properties with high-turnover.

  16. File Library and ledger for leads

    Some clients accept rental applications and fees from their leads and currently you can not file this information if they are a lead vs. a tenant.

  17. Tenant Portal - disable EasyPay tab for some/all

    Rentec Direct client finds that some of her tenants are disabling Easypay or changing it incorrectly. She would like to be able to restrict the payment scheduling to office staff only with some or all of her tenants and have that tab removed from their portal. Right now if you provide access to the tenant's portal and they have EasyPay, they have access to the EasyPay tab.

  18. Text Option For Work Orders

    In each work order ticket, provide the option (like email, print, pdf, excel) to text. Many maintenance persons/vendors are out in the field and a text reaches them quicker than email.
