  1. add toggle to not include archived transactions on Trial Balance B report

    when pulling the Trial Balance B report, the security deposits column appears to be including transactions associated with archived tenants. I would like a toggle to be added to this report so that a user could choose whether or not to include archived accounts in the calculations.

  3. Add a report showing inactive tenants with a credit balance

    I would like to see a report listing all inactive tenants with a credit balance. This would help us either figure out a posting error or know to refund money to a former tenant.

  4. Move Out Report

    A move out report that shows all tenants moved out and the security deposit that they received back. Would be very helpful with working with Quickbooks to make sure all of our numbers match up.

  7. Owner Statements: break down other income by category

    On the Owner Statement reports, please detail the "other income" and break it down per category that same way that the Expenses are broken down per expense category.

  8. Mid Lease Property Report

    I would love to see a "property report" component added to Rentec that allows me to create and manage my required mid lease reports to owners.

    The features I envision are:
    1. REMINDER - You have "X" time (2 weeks?/1 mo?) until the mid-term report is due and
    2. Use this generic template / document to create a Property Report that allows us to inform and update the owner of the property status and condition.

    I know home inspectors have docs/reports that they use to do this. It would be helpful if I could use or customize a few property…

  9. Add A Pro Forma Report for Owners

    Add a pro-forma report for the owners to be able to see the past and a forecast for income/expenses.

    The owner should be able to specify what time frame - for months in the past, it would show actual expenses and for future months, it would show expected rents (from leases), any recurring expenses and any manually added single expenses. The report would have categories of income and expenses that can be expanded to see the detail

    To give you a feel, I am attaching a screen shot of the pivot table I use in Excel to provide that view

  10. print a simple list of all open work ordes on one page with apt, date, problem so you can get quick snap shot of open work orders

    on summary page have option for snapshot view of all open work orders with apt, date opened, and problem so you do not have to go to each individual property to see what the work order is. Also list should be printable to give to maintenance person.

  12. Allow creation of a report for "not in any category/property"

    There is no good way to find all transactions that have "None" for the category, property, tenant or bank. Sometimes "None" makes perfect sense but sometimes it is a typo when entering a transaction. Especially for category and property - having "None" here is often a mistake.

    The "Category Ledger" report should allow selecting "None" for the category to assist in finding these.

    The Expense, Income, and Exp/Inc reports should list income and expense items that don't have a category. Same thing with the Operating Statement reports.

    Not quite as important but still useful would be to allow selecting "None"…

  13. Form of Payment for Security deposits

    We collect Security deposit and they sometimes pay with a Credit Card. How can I add Credit card as a form of payment.

  14. Reports

    1) Move in report over a range of dates get a listing of tenants that move in
    2) Move out report-over a range of dates getting a list of tenant that moved out (this reports needs to include inactive and archived tenants)
    3) more sophisticated rent roll report per property versus a tenant rent roll. This would show the history of rent increases or decreases during a specific date range. This is useful for those trying to determine market rents and adjust increases/decreases for the next year

  15. Add 'All Owners' as a filter option when pulling reports.

    The Arizona Department of Real Estate is requesting that I provide them with balance reports consolidating all of the owner information in one report instead of individual reports for each owner. Could you please add 'All Owners' as one of the options under the Choose Account section when selecting a filter?

  16. Make a Report that shows all charges for individual tenant

    It would be very helpful for us if there where a report that had all charges broken down, like rent, taxes, pet rent, w/d rental, reserved parking all in one report than having to print individual tenants statement. If we had something that showed the rent frequency also would be great, ie: monthly, bi-weekly or weekly. Thank you

  17. Add Bank Account as a column to the Account Ledger reports

    If I forget to enter the bank account when posting an expense, there doesn't seem to be any way to search back through all expenses to find these transactions.

    If you could add bank account to the account ledger, this should be an easy way to show if the bank account was mistakenly not entered when the expense was posted.

    I would like to be able to pull a report that shows all transactions posted to all ledgers that easily identify which property/tenant/account it's associated to.

  19. Scheduled / Emailed Reports

    As a property owner, there is NO reason I should have to login to see some basic daily, weekly, or monthly numbers. I want to be able to set up a scheduled report that will automatically email me a report at defined times each month. The report should arrive as a PDF.

  20. Need more reports

    We need to be able to generate a reports from Rentec. We MUST have a way to pull email addresses to send an email to all of our residents at once. We MUST have a way to pull a rent roll to include rent, parking, storage and pet fees, not just rent. We are currently generating in house spreadsheets that is VERY time consuming to obtain this information that should be easy enough to get from Rentec because the information is there but not accessible in a report format. PLEASE HELP!!!
