  1. Email Log

    A chronological email log of all emails tied into the Rentec Interface (emailed reports, automated emails to tenants, blast emails to all tenants/owners, failed transactions, work orders, etc...)

  3. ability to track security deposit amounts held by owner

    when a security deposit is transferred to an owner to be held by the owner, I would like the ability to pull a report showing the total amounts of security deposits being held by each owner for each unit.

  4. duplicate checks or invoice numbers

    Would like for the system to not allow a transaction to be posted if a duplicate check number or reference number is entered. This would prevent duplicate payment of vendor invoices.

  5. Exporting Data

    Would like an easier way to export all data entered into Rentec. Currently, the data that can be downloaded is restricted to ledger transactions and has to be done in each individual ledger. A zipped file of all transactions as well as downloading any notes/history and file library documents would be very helpful.

    Have the ability to save pictures for each tenants move-in and move-out.

  7. System does not notify tenants of new charges when expenses are assigned to their ledger

    System has the ability to assign expenses that come through the checking account to the tenant, which places those expenses as a debit to the tenant's ledger. However, this process does not currently initiate a "New Charges" email for the tenant.

    I propose that any increase in a debit balance on a tenant ledger results in an email to the tenant. Currently, it seems that only posting charges directly results in this email being generated.

  8. MUST be able to sort by check # or date

    When we pull up a bank account it would be nice to be able to sort by either check #, date or amount.

    I would also like to see the ability during a bank rec to click on the transaction and it take you to the transaction

  9. Common expense category

    ACCOUNTS - be able to bill certain accounts and owners for general expenses, rather than post to specific prop. or tenant.

  10. Expenses equally split between all properties

    Is it possible to create an easy way to post an expense that is easily and equally divided among all properties? For instance liability insurance or management fees are equally spread among all properties. It's tedious to divide the cost by the number of properties and enter for each property when it's something that occurs monthly like a management fee.

  11. Bank Reconcile - display last reconciled balance

    It would be helpful to display the last reconciled balance on the bank account reconciliation report tool to easily tell if your last reconciliation was off when you start a new one.

  12. Have separate contact and rent information for marketing

    When I filled out the marketing information, the site syndicated ads to Zillow and Hot Pads. Both ads featured the contract information from my profile (my cell phone number), however I like my tenants and potential tenants to call a different phone number that is often answered by my property manager or by myself. It also included the "default rent" from another screen, which I had not updated before I filled out the marketing profile. So the syndicated ads had a different rent amount in the description.
    I would like to sugges a field on the marketing profile for rent…

  13. Group Emails - please include co-renters

    When sending a group email, please allow the ability to select a single unit home if it has co-renters grouped under it, so that the email can be sent out to all of the co-renters who have email addresses on file.

  14. Deposit Reports

    It would be VERY helpful to have the security deposit received dates on the reports so we can figure out how much in deposits we took in on what month.

  15. Late Fees: Being able to decide what they are applied to in tenant ledgers

    We have a need to be able to decide which tenant charges receive late fees and which do not (ie late fees on rent, but not on previous late fees, utility bills, another balance of $10, or whatever, etc.) In our case, a tenant gets a flat late fee of $30 on the 4th if rent not paid, with an additional $5/day after. Right now, tenants are being charged late fees daily if something other than rent is not paid and we need to be able to decide what balances/items late fees are actually applied to. There are a lot…

  17. Section 8 - one payment, multiple tenants

    If I have multiple tenants with Section 8 rent assistance, the local housing authority wants to send me only one check (or ACH deposit) for all such tenants. I can't change how they do this. I can't find any way to split a deposit among multiple tenants/properties. Logically, I would go the Accounts tab, select my bank account, create a deposit (the program stops me at this point and says I can't make a deposit so everything past this point is hypothetical), split the deposit and credit the splits to the appropriate tenant and property and then save the transaction.

  18. Allow location setting for all convenience fees

    Online payment Convenience Fees post to the property, so each month I need to move those transactions to our "Property Management" property. Since we pay the bank fees and don't want the fee income to be sent to owners.
    If there was a way to set a default property for all convenience fees, that would be great! Donna

  19. Multi-Unit Propery performace report per property - not unit

    Multi-unit property performance report should be per whole property not per each unit as most expenses are for the whole building (taxes, water, insurance, mortgage interest)

  20. Enter all tenants on Lease

    I've taken the time to enter my tenants and the co-renters for a property but when I go to update and renew the lease, only the main tenant goes on the lease. I then have to look up the name of the co-renter and their email address and then manually type it all in order to send the lease. Could we have the option to put all tenants and their email address on the Forms tab?
