How can we make the Rentec Direct property management software and tenant screening platform better?

  1. Text/ email when a text comes through Rentec

    It would be great to add functionality that would notify when text messages come in. This could be done by sending an email each time that a text gets a reply or by doing a forward to a text number. This would help utilize this platform for communication with tenants better and keep all the information housed in one spot.

  2. Disburse funds to owners who own multiple properties

    OWNER DISBURSEMENT: easier way to disburse funds for owners with multiple properties without having to head into each one, view the balance, and post to each property ledger. Post split transaction to the owner's ledger? Option to "zero out" the rolling balance on all properties and class to 8900 category with a check-box next to the rolling balance total - save on time, especially w/ lots of SFHs.

  3. Bulk Edit Transactions

    Allow the ability to change aspects of transactions in bulk:

    Reconcile/unreconcile
    Change bank account
    Change from credit to debit
    Change category
    Etc.

  4. Filter Inactive Tenants on Summary Page

    Add in a program default or filter option that would remove any inactive tenant activity from the summary page.

  5. RRentec Forms interface to allow upload of PDF's

    I have a 24 page lease template composed of:
    1) Lease (WORD file), 2) Rider (WORD file), 3) Lead paint brochure (PDF), 4) Bed bug brochure (PDF), 5) Radon gas disclosure (PDF), 6) Heat cost disclosure (PDF). I consolidated these files into a single PDF.

    It would be great if the Rentec Forms interface would allow me to upload my 24 page PDF lease template, but it does not :(.
    Seems the Forms interface only has the capacity to receive text that is pasted into it :(.

  6. Bill payment center/track Accounts Payable

    BILL CENTER: Ability to enter expenses that are not "paid" and be able to convert them to "paid" on the property. Pull reports on what "bills" are waiting to be paid/when

  8. Archived Properties on Reports

    When printing operating statements on the financial reports there should be an option to include Archived Properties.... the only way to get a accurate historical financial report is to 'un-archive' properties, run the report and then re-archive them. To say the least, this is a real pain. Please advise if this is possible or how soon we can have a change to make this possible. Thank you. Guthrie Chamberlain, Randy Bocook Homes LLC

  9. Tenant Payments

    When tenants are making payments in their tenant portal, they are not reminded of the fee prior to hitting the submit button. Is there a way to add this functionality to the site? Also, tenants think their payments are going through when the account information has not been entered. The following day they get a failed transaction notice. It would be good if the payment request not be allowed to look like it is being processed if the account info is not in the system.

  10. Vendor Tab

    Having a Tab associated with Vendors would be handy. Here you could quickly find vendors contact info or simply cut them a check.

  12. "Attach Forms/Statements to Tenant's File Library" without having to download & re-upload it!

    1) A simple "Attach Form/Statement to Tentant's File Library button" feature added next to the "print, email, download PDF features" would be awesome! It's time consuming to download say 20 delinquent notices, then re-upload them individually to their file library. How useful it would be to have a button right next to print, email, download pdf, that allows you to attach this right to their file library.

    2) ALSO - when you create 20 statements all at once for delinquent accounts they download as PDFs all in one bulk file - which is great for printing - but to save…

  13. Add Unit # to Tenant Balance Screen

    My owner knows units not tenant names. Thus it would be helpful to see the property / unit # along with the tenant name on the page displaying their running balance:
    Tenants: Accounting [Tenant Name]

  14. Late Fees- Doesn't want to show Late Fee Income On Property

  15. Enable recurring transfers

    We have many bank transfers - just the same - that occur every month and manually inputting them each month is terribly time-consuming.

  16. Month-to-Month Rental Tracking

    Create an option to list "Month-to-Month" (MTM) as a rental lease term so that these will appear separately in the lease expiration report. Some properties are required to be on a current lease while others offer MTM tenancy. Currently the lease expiration does not track MTM or rentals with no lease expiration.

  17. Specify which sites our listing are syndicated to

    We would like to be able to specify which sites (Zillow, Trulia, etc) are syndicated to. Please make each site optional via checkmarks on each.

  19. Expenses equally split between all properties

    Is it possible to create an easy way to post an expense that is easily and equally divided among all properties? For instance liability insurance or management fees are equally spread among all properties. It's tedious to divide the cost by the number of properties and enter for each property when it's something that occurs monthly like a management fee.

  20. Accept Electronic Cash Payments

    The option to accept electronic cash payments through money ordering centers, such 7-11 or Ace Cash Express locations, and have these payments sync with merchant account and Rentec ledgers.
