  1. add the ability to pay interest on security deposits

    The City of San Francisco requires landlords pay yearly simple interest to tenants on security deposits. Please add this functionality.

    • duplicate checks or invoice numbers

      Would like for the system to not allow a transaction to be posted if a duplicate check number or reference number is entered. This would prevent duplicate payment of vendor invoices.

      • Add support for auto-tax calculations

        Some parts of the U.S., including major cities in Arizona like Phoenix, have a sales tax which applies to residential rental properties. In Phoenix, it's 2% (of the rent), and tenants must pay it every month, along with their rent. Owners/managers must pay the city monthly.

        Rentec Direct doesn't have a particularly good way of dealing with this, and it seems like a valuable feature that should exist. The tax should automatically be computed (x% times the rent amount) and posted along with the rent. A way of reporting the monthly totals would be nice too. I find the workaround,…

        • reimbursable's to property owners accounts

          when entering a reimbursement paid by the owner - let's say for a repair you did- when you enter it into the property account it goes in as a credit, (which it should) but when you do the end of the year statement for the owner it shows up as income to them - which it is not, and there is no way to alter the report to show it was money paid by the owner and if you back into the account and alter it, it throws off all of the figures which in turn messes up their tax…

            autofill when entering income and expenses. Monthly transactions are basically repeated (rent amounts are the same every month (unless you enter late fees), and trash, electric, water, property management, taxes, lawncare...etc are also the same company/category). When the payee's name is typed in, the category should autofill with the previously used category , saving a lot of time.

            • make reports interactive and zoomable

              1)When I make a report, and see that there is an uncategorized expense, then I should be able to click on the number, view the transaction and edit it. I have some uncategorized expenses and income that I would like to see to determine what they are, but I can't figure out how to. It should be as easy as clicking on it.

              • Add Unit # to Tenant Balance Screen

                My owner knows units not tenant names. Thus it would be helpful to see the property / unit # along with the tenant name on the page displaying their running balance:
                Tenants: Accounting [Tenant Name]

                  • Allow selection of either tenant when adding a co-renter to a multi-tenant unit

                    Currently, if a unit has multiple tenants that are not co-renters, and I want to add a co-renter by clicking "Place New Tenant" and selecting "Make Co-renter", the first tenant placed in the unit is automatically selected and there is no option to make the co-renter part of a group with any other tenant from that page. Instead, I must create the co-renting tenant in the tenant section, then click the context menu and select "Add to Group", then select the appropriate tenant to group the co-renter with.

                      To help us categorize and prioritize this feature, it would be helpful to know a practical real-life example of where there are two non-affiliated tenants moved into the same unit, and where one of them would have affiliated co-renters. Your input would be helpful.

                    • Hide settings that are not available for your subscription level

                      Settings that cannot be modified (e.g., Payable to is only available to Rentec PM subscribers) should be hidden.

                      • Consolidate owner statement to one page if the owner only has one unit (currently it is 2 pages)

                        If I choose to send an owner a monthly cash statement, and this owner has just one property, the system creates two separate but identical statements. One has just the owner's name, and the other has just the property address... Address and name should combine to be on a one page statement.

                          Multi-unit property performance report should be per whole property not per each unit as most expenses are for the whole building (taxes, water, insurance, mortgage interest)

                          • Option to print or export Notes/History to a PDF

                            Being able to export the notes to a PDF is extremely helpful in property management because at anytime these notes may need to be referenced. Being able to export the notes would save time and work for the users of Rentec, as it stands now we have to do double the work to ensure every file is documented properly.

                              I do not wade through your blog unless i have a problem i am trying to resolve. when you make improvements, email it to customers. If you are adding functionality, you need to let us know so we can take maximum advantage of the capabilities.

                                Thank you for the feedback, we currently put an alert on the summary page whenever you (or any sub-users) login and there is a new feature. It will show up at the top of the notification stating “We’ve added X new features or improvements since your last login. Learn more.”. The learn more text is a link to the details of those improvements.

                                I could see in the future the possibility of also sending these via email to an opt-in list if this becomes a popular request.

                              • Be able to go from tenant info screen to add notes in drop down

                                I often need to look up tenant contact info, and then want to document what was discussed immediately while on the phone with them. It would be nice if I wouldn't have to go back out to tenants, scroll back to their name(which is another issue), and then add a note or reminder.

                                  Thank you for the excellent suggestion. The Rentec development team feels this is something that can be accomplished. If this feature is important to you please vote it up to increase it’s priority in our development queue.

                                • Allow the "Owner Disbursement" Category to be an "Other" rather than "Expense"

                                  The problem I am trying to solve, is that Owner Disbursements show up in the P&L reports. Owner Disbursements and Owner Contributions are not Income or Expenses. They shouldn't show up in P&L reports.

                                    Hi Robert, that’s a great suggestion. What you can do today is visit Settings, Categories and setup another Owner Disbursement category (name it anything you wish), and set it as type Other. Then use that for your owner disbursements and it should do exactly as you are wanting.

                                  • Share Files to Multiple Owners or Tenants

                                    Allow an "alt" multiple share feature in the file library so that one invoice can be shared with multiple owners. Example: A yard care invoice that charges ~20 different properties/accounts. Instead of uploading the same invoice 20 times and then sharing with each owner individually, allow one uploaded invoice to be shared with as many owners as required.
