  1. Form ideas

    The forms editor is very frustrating to work with. I'd love to be able to upload a form and have it retain the docx or odt format while still being able to utilize your strings (%fullname% for example.)

    Also, please make "all names" show all names.

  2. Multiple Worksheet Rent Roll for All Properties

    I would love to see a way to export an formatted HTML to Excel file for All Properties Rent Roll delineated into separate worksheets by owner. For Example, if I have 5 owners, I'd like a file that has 5 worksheets with each rent roll.

  3. Additional Tenants on Approved application and lease

    When you start a lease for tenants that both tenants be on the lease NOT JUST ONE. I should NOT have to add the second tenant!!! Its should be done automatically. That goes for the same when you approve an application. If there are two people on the application and you approve it it should approve BOTH APPLICATIONS AND PUT BOTH PEOPLE INTO THE COMPUTER. I SHOULD NOT HAVE TO ADD THE SECOND TENANTS INFO IN ORDER TO GET THEM INTO THE COMPUTER.

  4. Create Custom Reports

    I would like to customize the income/expense report to exclude owner contributions, or at least separate owner contribution to a separate category. The report looks unprofessional when sending it out to clients and the break down is not accurate because owner contributions/payouts is categorized as an expense.

    Basically it would be nice to create customized reports like the category ledger, but put into a simple and professional one page document to send out each month to clients. Or at end of the year for tax time.

  6. Transfers part of split transaction

    In the split transaction function, I should be able to "transfer" funds as part of that split transaction.

    When I make a mortgage payment, I can split it into three accounts:
    Mortgage Interest (charged)
    Principal Pay-down (transfer)
    Escrow Monies (transfer)

    Then the monies should be transferred to corresponding accounts that I have set up part of a mortgage.

  7. Sync account with

    You have 4 different ways to sync accounts with City National Bank (CNB) through CNB's online service portals. However, I am unable to sync my CIC Total Manager account to my CNB account via their "Treasury Net" online portal which requests a Customer ID, User ID, and Password. Please figure out how to sync with CNB's Treasury Net because this is my only way of accessing my CNB accounts online.

  8. Tie management fee amount to income category

    Allow different management fee for different income categories. Example: Rental Income is 8, 9 or 10%. But Late Fee Income is split 50/50 with the owner. Having this set by category would save time. Thanks!

  9. Allow location setting for all convenience fees

    Online payment Convenience Fees post to the property, so each month I need to move those transactions to our "Property Management" property. Since we pay the bank fees and don't want the fee income to be sent to owners.
    If there was a way to set a default property for all convenience fees, that would be great! Donna

  10. Notification of Automatic Rent Escalation

    Option to automatically notify tenants "X" days before an increase goes into effect, if utilizing automatic rent escalation.

  12. Marketing pics should have more accepted file types

    When uploading marketing pics file extension ".jpeg" created an error, but ".jpg" was accepted. These are the same file type! More file types should be accepted as well for ease in marketing

  14. Add zInspector inspection to tenant files with right click.

    zInspector inspection reports should have an option to "Add to Tenant Files" so we dont have to download and reupload to the tenant files.

  16. Millage tracking for business

    It would be really nice when we put in an invoice, (Income or expense) if there was a line to add the millage associated with that invoice. so at end of year taxes we could print a report for the business expense for millage. Thank you very much! May be even an app for our phones so it tracks millage like that.

  19. Early Payments

    When tenants pay rent early - the tenant portal still indicates rent is due for the upcoming month. If tenant pays early - portal needs to change and tell folks rent is do the subsequent month (or when appropriate).

  20. Hours tracker spent on activities relating to rental prioperties. New tax law 20% ded based on 250 Hrs.

    a time log as well as a mileage log integrated in the software with the ability to choose properties to allocate to would be great. Of course reporting available also is key.

    rental real estate owners that spend at least 250 hours a year involved with the business can get the deduction, according to the IRS guidance. (https://www.accountingtoday.com/articles/business-owners-get-irs-rules-on-20-percent-section-199a-tax-break)

    according to my acct: The 250 requirement is combined for all properties as 1 "enterprise". This include schedule E or pass-through rental real estate income.
