System does not notify tenants of new charges when expenses are assigned to their ledger
System has the ability to assign expenses that come through the checking account to the tenant, which places those expenses as a debit to the tenant's ledger. However, this process does not currently initiate a "New Charges" email for the tenant.
I propose that any increase in a debit balance on a tenant ledger results in an email to the tenant. Currently, it seems that only posting charges directly results in this email being generated.

Early Payments
When tenants pay rent early - the tenant portal still indicates rent is due for the upcoming month. If tenant pays early - portal needs to change and tell folks rent is do the subsequent month (or when appropriate).

Marketing pics should have more accepted file types
When uploading marketing pics file extension ".jpeg" created an error, but ".jpg" was accepted. These are the same file type! More file types should be accepted as well for ease in marketing

glitch regarding late fees
there is a glitch in your system. If a renter schedules a rent payment prior to it being due, but schedules for it to make the payment after its due the late fees are not required to be paid even though its set on "require balance". This has happened several times in my account

SIGNATURE LINE ON APPLICATION THAT CAN BE PRINTED!
having a signature line on the application. So when we print out the application to provide to past landlords it shows that the applicant has agreed to all of the terms BY SIGNING IT!!!!

Reminder on Assistants summary page
I have my assistant set up as a user but it does not seem that she can see the reminders on the summary page. Can this be done or added? It would be very convenient for both of us to see all reminders. I have tested this every possible way, adding her email and phone number and she has not received any reminders.

Report window not wide enough
using Safari on Mac OS X 10_13_4 ...
viewing an operating statement report which has many columns as you know. The report sub-window is not wide enough to show all the columns
making it worse...when I try to print it, it gets cut off the the size of the sub-window. So I thought to export it to Excel and all that happens when I request that it a PDF (with the truncated view) goes to my Download folder

unable to delete a category I added
I added an expense to "chart of accounts" called "Taxes". I didn't see the default "Taxes" account. When I tried to delete the erroneous one, it would not work. I changed to "Taxessssss" and then it allowed me to delete it.
Im sure they are just checking the name and since there is a "default" account it didn't recognize that this was a user created account.
Also, it would be nicer if they "numbered" the default accounts in the same order they show on schedule e1 vote -
Rent Roll (enhanced) bug
On the enhanced rent roll report, the Market Rent column shows the summation of vacant and occupied units even if you do not select "show vacant units" in the report options. The math needs to be corrected.

Reorder LINKS section at bottom of home page
In the LINKS section at the bottom of the home page, put Tenant Screening next to Applications. They are logically similar, so put them next to each other.

things to add
--give warning when property manager is going to withdraw fund from tenant's account.
-have variable options for late fees so you can enter utility payments as soon as received and the tenant doesn't get late fees until after a rental payment.

Portrait/Landscape Report Outputs
Portrait/Landscape Report output is inconsistent. When running Operating Statement B for one month, the current 'print' setting comes out in portrait format, but the save as 'PDF' option is in landscape format. Could you add a setting for this?

Make Category Summary reports actual - not rounded
The Category Summary reports needs to show the actual ledger balance - not a rounded balance. Accounting reports should never be rounded to the nearest whole number - its accounting.
The category ledger report seems to do the same thing as Category summary. Another option would be to delete the category summary report to eliminate users looking at incorrect information.

Fix letters,edit letters
Need to be able to customize letter in window before sending to Docusign or to email.
The letters are full of bugs. One minute I print it, the spaces are there between paragraphs, another minute the spaces are gone. Please fix

rental application - leave answers blank instead of defaulting to NO.
the online rental application default settings allow me to ask applican'ts if they've been evicted, filed bankruptcy, or have a felony. However, it does not allow me to require the applicants to answer these questions, and it defaults the answer to No even if the applicant skips over these questions.
Please leave these questions as unanswered, unless the applicant selects Yes or No, instead of answering the question as No for them.

Pest control
Add spots on the tenants info section for the follorwing
1 ~Spouse info
2~car resistration . plate number/ parking spot number
3~emergancy contact info
4~ kids names and ages
pet info suck as name, breed, shots record provided, rabies number, dog license number, vets name and phone number
5~ Work Phone Number and Location
6~ Medical Issues and allergies to medications ( so if ambulance were to be called or etc and unable to contact someone we would have that available to emergancy personal etc)

applications and rental reference verification
I would like to see a better more secure way to send the electronic signature application to a rental reference as it is now i have to download the whole app and send it that way which the past landlords do not need other prospective tenant information

Billing for "none" management fees.... seriously?!
I wish we could set a default "Display As" field for Categories. The perfect example is 6100 Management Fees. They show up as 'none' in the property ledger and we have to type in "Management Fees" for each property.....every month.....
So that our owners can clearly understand that we don't charge them so much for "none"...
They already think we don't earn our money. I hate billing them saying it really is 'NONE"

increase character limit for custom questions on online rental application
When adding an additional custom question to the online rental application, please increase the character limit. The question I've added is being cut off.
