How can we make the Rentec Direct property management software and tenant screening platform better?

  1. Automatic generatedreports

    Would be incredible to have an automatically generated and emailed report. For example, I want a daily report to go out to my managers that show specific properties and delinquent tenants. Almost like a to-do for the day of who is outstanding and needs to be reached.

  2. Report Request - configure/remove "Please make checks payable to ..."

    Request: Make an option to print reports from the "All Statements" report without the attached 'deposit slip' type section. I don't take checks and almost all tenants pay via IPN or eRentPayment.

    To use the reports in the current format, I need to 1) print report on paper, 2) cut off the pay-by-check and 'deposit' part, 3) scan the truncated report, 4) email the new report. The amount of time and effort for this task (printing/emailing simple tenant reports) is significant for 35 properties.

  3. New tenant report that shows who occupied which unit when

    A report that shows all units who occupied it and thru what dates. My income this year is less than last year so wanted to run a report that would show the occupancy / vacancy history and who occupied the unit for both years so I could compare

  4. add more info to the owner statement reports

    on the owner statement report please add how much rent is due for the property, how much the tenant paid, and how much the tenant may still owe.

  5. add toggle to not include archived transactions on Trial Balance B report

    when pulling the Trial Balance B report, the security deposits column appears to be including transactions associated with archived tenants. I would like a toggle to be added to this report so that a user could choose whether or not to include archived accounts in the calculations.

  7. Move Out Report

    A move out report that shows all tenants moved out and the security deposit that they received back. Would be very helpful with working with Quickbooks to make sure all of our numbers match up.

  10. Owner Statements: break down other income by category

    On the Owner Statement reports, please detail the "other income" and break it down per category that same way that the Expenses are broken down per expense category.

  11. Mid Lease Property Report

    I would love to see a "property report" component added to Rentec that allows me to create and manage my required mid lease reports to owners.

    The features I envision are:
    1. REMINDER - You have "X" time (2 weeks?/1 mo?) until the mid-term report is due and
    2. Use this generic template / document to create a Property Report that allows us to inform and update the owner of the property status and condition.

    I know home inspectors have docs/reports that they use to do this. It would be helpful if I could use or customize a few property…

  12. print a simple list of all open work ordes on one page with apt, date, problem so you can get quick snap shot of open work orders

    on summary page have option for snapshot view of all open work orders with apt, date opened, and problem so you do not have to go to each individual property to see what the work order is. Also list should be printable to give to maintenance person.

  14. Form of Payment for Security deposits

    We collect Security deposit and they sometimes pay with a Credit Card. How can I add Credit card as a form of payment.

  15. Reports

    1) Move in report over a range of dates get a listing of tenants that move in
    2) Move out report-over a range of dates getting a list of tenant that moved out (this reports needs to include inactive and archived tenants)
    3) more sophisticated rent roll report per property versus a tenant rent roll. This would show the history of rent increases or decreases during a specific date range. This is useful for those trying to determine market rents and adjust increases/decreases for the next year

  16. Add 'All Owners' as a filter option when pulling reports.

    The Arizona Department of Real Estate is requesting that I provide them with balance reports consolidating all of the owner information in one report instead of individual reports for each owner. Could you please add 'All Owners' as one of the options under the Choose Account section when selecting a filter?

  17. A report showing all transactions posted to tenants/properties/accounts

    I would like to be able to pull a report that shows all transactions posted to all ledgers that easily identify which property/tenant/account it's associated to.

  18. Scheduled / Emailed Reports

    As a property owner, there is NO reason I should have to login to see some basic daily, weekly, or monthly numbers. I want to be able to set up a scheduled report that will automatically email me a report at defined times each month. The report should arrive as a PDF.

  19. Delinquency Report

    Your current delinquency report is sorted by tenant's last name. This report should be sorted by delinquency amount!!!! Or better yet, have a clickable column heading so the user can choose how to sort this report. Also, I'd like to see additional columns in this report. . . for example: 'Monthly Rent'. If a tenant is $600 delinquent and their rent is $600/month, that is much different than a tenant who is $600 delinquent and their rent is only $300/month.

  20. Tenant Ledger Report to include option to run "0000 Charge" report.

    Currently the Category ledger only pulls paid charges (income) not posted charges. I would like the ability to have the Tenant Category Ledger be sorted by unit number or name. Currently it is only by name and that makes accounting difficult. Unless you can make this report an Excel export in which case I can sort on my own provided the unit number is a field in the report.
