  2. Allow location setting for all convenience fees

    Online payment Convenience Fees post to the property, so each month I need to move those transactions to our "Property Management" property. Since we pay the bank fees and don't want the fee income to be sent to owners.
    If there was a way to set a default property for all convenience fees, that would be great! Donna

  3. Landlord Home Insurance Tracking

    Add ability to track Landlord insurance the same way we can track Renter's insurance. Our state requires the Landlord add us to their policy as additional insured and tracking in one system versus an external process would be great to ensure all Landlord's are in compliance.

  4. Additional Tenants on Approved application and lease

    When you start a lease for tenants that both tenants be on the lease NOT JUST ONE. I should NOT have to add the second tenant!!! Its should be done automatically. That goes for the same when you approve an application. If there are two people on the application and you approve it it should approve BOTH APPLICATIONS AND PUT BOTH PEOPLE INTO THE COMPUTER. I SHOULD NOT HAVE TO ADD THE SECOND TENANTS INFO IN ORDER TO GET THEM INTO THE COMPUTER.

  5. Automatic late pay eviction notices to print

    I would like automatic creation of state compliant eviction notices. I’d like to com in to the office on the 6th and have a list of forms ready to print.

  6. Accept security deposits online.

    I was asking about tenants paying their security deposits online. Support said that:

    "Our system is not designed for tenants to pay their security deposits online, it's designed to accept rent payments from tenants."

    So yes, they can pay money that is applied as additional rent and I can manually transfer it to the security deposit on the ledgers, but doesn't it make sense to just accept security deposits separately from the tenant portal?

    This seems like a no-brainer. Please implement this change!

  11. Tenant statement enhancement - add a column to separate debit from credit.

    The tenant statement looks nice on screen but when it is printed out or saved in a PDF file, the debit and credit are combined into one column that makes it not easy see the credits/payments. Please make the saved/printed report the same as that on the screen.

  13. Recurring transaction with multiple items

    Each month I write a check to a vendor who services multiple properties for one owner. It would be nice to have the ability to create a recurring expense transaction with multiple line items.

  15. Simplify Printing Landlord Statements

    Make it more user friendly to print and save landlord statements. Right now they have to be done 1 at a time. I would like to be able to Print all landlords at one time and all get their very own statement. Maybe even be able to email each statement to the landlords directly through Rentec Direct.

  16. Manager App for mobile devise

    The owner and Tennant apps are awesome, how about a manger app that handles owner Tennant communications? IE a Tennant submits a work order after hours and we get a notification on the app. or a Tennant replies to an email or text we can get notified on the phone app.

  17. Splitting income/expenses per sub unit.

    I have owners complain that the portal owner statements do not split up income/expenses for individual units in multi-unit properties. This can be very confusing and I have to pull an operating statement for them. Please make a change to allow the owner to see sub unit accounting. Thanks.

  18. Late fee charge

    The North Carolina Board of Realtors does not allow us to charge a late fee on the entire balance owed. We can only charge a late fee against the rent due for that month, not previous balances or any other charges. Rentec does not have an option to do this. It should.

  19. Past due rent on dashboard

    The Dashboard should show delinquent tenants. We shouldnt have to run a report to get a feel for who owes.

  20. Link Screening Reports to Leads

    Provide a link from the lead page to screen the lead. And allow for the results to attach to the lead. I would also like to upload documents to a lead during screening process (income, landlord verifications, adverse action letters and any other documentation to qualify the prospect).
