    To Kevin's comment of March 20...

    If I make each tenant a separate tenant, then I have to split the rent and attribute part of the rent to each tenant. In a roommate situation, this creates the appearance that each tenant has a separate lease agreement when in fact there is only one lease agreement. If one tenant of a roommate group stops paying their "share," my lease only allows me to evict them as a group. If each roommie has a separate "account," our local tenant's-rights lawyers would use that fact to make it impossible to evict.

    So I must use a consolidated account for everyone. The most important feature for me is e-mail. When I auto-email a late notice, I need for it to go to everyone on the lease, not just to the group leader.

    Almost all mobile phone providers also have a gateway that receives e-mail and relays it out as a text message. For example 5125551212@txt.att.net. You'll have to know which mobile service your tenant uses but that's a small hurdle. This might get you some of the functionality you need today.

    Looks to me like this one was fixed at some point? When I do this, the transaction has the correct stuff already attached to it as long as the tenant is still occupying the property when the transaction is entered.

    In the suggestion titled "Search or report uncategorized and unlinked transactions," Nathan's closing remarks included:

    "It is also no longer possible to have unlinked transactions within the system as the transaction screens disallow creating or editing a transaction to a point where it is not linked with a property, tenant or account"

    What Nathan says is true - I can't figure out how to create a transaction that is not linked to at least one of the above. However, it is still quite possible (on purpose or by accident) to create a transaction that is not linked with a property. Such transactions won't get flagged in a reconcile because they're properly tied to an account. However, when tax time comes and you have to do the basic "cash in bank at year start + income - expenses = cash in bank at year end" computation, these transactions are very difficult to find because income and expenses are reported by property and these transactions are not assigned to a property.

    This is a major problem for me because I need to figure out why my books don't balance (even though my accounts all reconcile) before I can file taxes this year. :-(

    Having the ability to find "Uncategorized" transactions is a good start but there is still a need for a more complete solution to find transactions not tied to a property or a tenant.

    Also, the report for "Uncategorized" items is very noisy because transfers are listed as not being in a category. Transfers aren't usually interesting sources of error since both the origin and destination of the funds is stuff we know about. Having a separate category for "Transfer" would allow us to remove these from the "Uncategorized" report.

    Also useful when you purchase something like lightbulbs for a tenant and want to charge the cost back to tenant when you enter the expense on a credit card account.

    OK, I figured out how to do this.... The "Place New Tenant" link that is visible on the line entry for each property goes away when a new tenant is added with a future move-in date. However, the "Place New Tenant" function is still available via the pull-down menu at the right side of the property line.

    This is confusing enough that is probably deserves to be documented on the page describing how to add a new tenant but it's not actually a problem with the program.

    This sounds interesting but it's a pretty big chunk of work. I see three parts to this that are probably all handled differently: 1) money spent at closing, 2) loan taken out for purchase and 3) money spent after purchase on things that are too big to write off in one year (remodels, etc).
