To send a text message directly to a tenant, owner, or a vendor ... right-click on their account and select "Email / SMS" from the menu.
On the next screen, you'll see a list of all email and text messages that have been sent out or all text messages received by the selected tenant, owner, or vendor.
Click the Send SMS button at the top of the screen to open the Send Message window. Here you can select an existing template, create a template, send to a group or compose a message that you would like to send directly to the tenant, owner, or vendor.
When sending SMS messages to a recipient group, the editor displays a character counter at the bottom to help you keep your message within the 160 character limit. Bear in mind that when using data fields in a message, the actual data (such as a tenant's last name) may be longer than the place holder %last_name%, so plan your message length accordingly.
When someone replies to a text that you've sent, the Summary screen will indicate that you have unread messages...
On the Tenants tab, you can also right-click on a tenant account and select Email/SMS from the menu to see any replies directly from that particular tenant, owner, or vendor.
As of February 27, 2017, text messaging is included in new subscriptions for free.
