  1. Ability to search for applications

    please add a way to search for applications, by name, SSN, etc. Perhaps, add this functionality into the main search box at the top of the program.

  2. Turnover Tracking

    Being able to track properties and the status between a tenant moving out, turnover, and new tenant moving in. What maintenance was scheduled.

  3. Property Service Dates Report

    be able to enter in date that they acquired management (for PM) or purchase (for PRO) for this report to show accurate date for auditing purposes. currently it pulls from when a tenant first moves into that property. This report should not be dependent on Tenant activity.

  4. Owner Contact List

    Be able to download Owners Contact List in Excel that is usable for mail merge.

    ie: First Name, Last Name
    Address: with no column breaks
    OR
    create csv file in the settings tab>utilities

    Currently the Excel option has to be edited prior to using takes too much time.

  5. make printing reports more streamline

    when I go to print a receipt or report, I have 2 different windows comes up and then still have to select print. when I push the little printer icon, it would be better if it just printed to my default printer.

  6. Days Vacant Report for the Year

    On my taxes there is a spot to enter the number of days vacant. This would be nice to have on the 1099 or another place to easily add to your taxes. Of course this means the ability to change the move out date, which I did incorrectly recently and I can't fix.

    Would like to see work order templates for those jobs that they do on a regular basis (gutter cleaning, air filters, etc...)

  10. Add Make Ready Status to Vancant Report and a place to keep track of Make Ready Schedule

    You have made great strides in the maintenance area and work orders. I suggest there be a way to track make ready progress and if a unit is make ready complete or not on the vacancy report. I currently use a white board for turn progress but in a computer would be better. Also, Back when I only had 50 units I would just know these things, but now that I'm over 200 and have more staff there needs to be a central data base (in rentec) that says if a unit is ready and a spot to schedule these…

  11. Income info-graphics on summary page

    Would like to have either a pie-chart or graph showing potential rent vs. actual rent for the current period to help our staff understand how fluctuating occupancy affects overall income.

    “Portfolios” are a term used in some property based applications for lumping a group of properties for reporting or management purposes. Rentec already has this existing functionality, only instead of grouping into “portfolios”, properties are grouped to “owners”.

    To use this, visit the Accounts tab, and Add an Owner. Then edit the properties you wish to be grouped, and assign them to this owner.

    To report on an owner, select the owner name within the Account drop-down in any of the report areas.

    You can also group properties by property manager. If you add a property manager (Settings, Manage User Accounts), then edit the properties and specify the appropriate property manager. Depending on the settings specified, that property manager will only be able to run reports, view, and edit their assigned properties.
