  1. Allow to disable "unread applications" showing up on the first page. its disturbing that i have to open application in order to remove them.

    Every option on Notices page should be optional. Especially unread applications. I need them when property ready to be shown not every day when i open software. I asked multiple times to add ability for customer to disable viewing in on notice page. can u finally do it. it ridiculous that i have to pretend im reading them in order to remove form notice page. thnks

  2. have an option to designate Units as "Leased" or "Available".

    I would love to see a button in the Marketing Info that would allow units to be seen as "Leased" or "Available" This way potential tenants directed to my available units can see pics and prices for all my units. I have found this is good for local credibility.

  3. Reports

    When choosing date ranges, I would like to be able to run a report for 'TODAY'. This is a very common date range for me and I'd sure like to be able to just click on 'Today' rather than having to enter dates manually. Thanks!

  5. Utilities

    Utilities-Currently I have a master metered account with my utility company where I bill my tenants for electricity. I made a spreadsheet in excel where the charges are created, then I have post them as charges for each tenant which is time consuming. It would be nice if there was a spreadsheet format specifically for utilities where there was an option for charging tenants after they were created. Just a thought.

  6. Semester rent charges

    I have some units that rented by the semester, with the students wither making 1 to 3 payments per semester for the payment schedule. Is this something that could be added to add more options?

  8. Wordpress Plugin

    Would be great to have plugin that can showcase our properties within our wordpress websites. That way our visitors can view everything from one location as well as filling out applications.

  9. Download owner and vendor contact data in CSV

    Please add an option to download owner and vendor contact information (just like tenant data) in the Utilities area.

  10. Option to add Company name when placing tenant vs. First/Last Name

    When placing a new tenant would like to see the option to add the Company Name versus the First/Last name option. The First/Last Name should be optional fields not mandatory

  12. voided checks

    when printing out a check (from any account) there is a drop down menu for - "un-cleared, cleared & to reconcile, etc.) it would be nice to have a title"voided or void" and have it automatically void that number check in the specific chosen account so it doesn't have to be added manually.

  13. duplicate checks or invoice numbers

    Would like for the system to not allow a transaction to be posted if a duplicate check number or reference number is entered. This would prevent duplicate payment of vendor invoices.

  14. Add to Recurring Expenses

    I need another category for frequency of expenses/payments. My local utility company bills every other month. If you would add that option to your program I could match Rentec to my bank statements.

    Account and Owner should be in different tab as they are 2 different categories. Not sure why they are on same tab.

  16. reimbursable's to property owners accounts

    when entering a reimbursement paid by the owner - let's say for a repair you did- when you enter it into the property account it goes in as a credit, (which it should) but when you do the end of the year statement for the owner it shows up as income to them - which it is not, and there is no way to alter the report to show it was money paid by the owner and if you back into the account and alter it, it throws off all of the figures which in turn messes up their tax…

  17. Add Unit # to Tenant Balance Screen

    My owner knows units not tenant names. Thus it would be helpful to see the property / unit # along with the tenant name on the page displaying their running balance:

  18. Autofill payee & category

    autofill when entering income and expenses. Monthly transactions are basically repeated (rent amounts are the same every month (unless you enter late fees), and trash, electric, water, property management, taxes, lawncare...etc are also the same company/category). When the payee's name is typed in, the category should autofill with the previously used category , saving a lot of time.

  19. make reports interactive and zoomable

    1)When I make a report, and see that there is an uncategorized expense, then I should be able to click on the number, view the transaction and edit it. I have some uncategorized expenses and income that I would like to see to determine what they are, but I can't figure out how to. It should be as easy as clicking on it.

  20. Allow selection of either tenant when adding a co-renter to a multi-tenant unit

    Currently, if a unit has multiple tenants that are not co-renters, and I want to add a co-renter by clicking "Place New Tenant" and selecting "Make Co-renter", the first tenant placed in the unit is automatically selected and there is no option to make the co-renter part of a group with any other tenant from that page. Instead, I must create the co-renting tenant in the tenant section, then click the context menu and select "Add to Group", then select the appropriate tenant to group the co-renter with.

    To help us categorize and prioritize this feature, it would be helpful to know a practical real-life example of where there are two non-affiliated tenants moved into the same unit, and where one of them would have affiliated co-renters. Your input would be helpful.
