  1. Bank Sync - display the "memo"

    you need to automatically display the "memo" section that will come
    down from the bank.

  3. Provide ability to workflow the invoice statement

    1. Send the invoice statement as a PDF along with reminder email (water marked as DRAFT...or UNPAID)
    2. When I Post the income, send invoice statement as PAID
    3. Provide configuration to turn on/off this feature

  4. print a simple list of all open work ordes on one page with apt, date, problem so you can get quick snap shot of open work orders

    on summary page have option for snapshot view of all open work orders with apt, date opened, and problem so you do not have to go to each individual property to see what the work order is. Also list should be printable to give to maintenance person.

  5. Reports Tab:

    Ability to customize canned reports and save for future use. Being able to
    format, add and remove data elements would be a big plus.

    Ability to sort by Property, Tenant or Balance Columns ascending/descending by clicking on column header.

  7. Edit Property > add more options to the Property Type

    when editing a property, there is a setting to select the Property Type, such as apartment or condo...this is a request to add more options the list such as "garage" or "laundry" or "other".

  8. Direct Marketing Via Owner|Tenant|HOA Portal

    The URL that we are giving to owners and or tenants to sign into the portal displays internal Rentec features not necessarily applicable to the users who are logging in from the provided URL bearing the company branding.

    Enhanced Features would have this blank and/or allow your users to post messages in the space for their clients (owners/tenants). This would be a nice feature for your client to go under settings|branding options and have the default be blank or allow users to type and set their message.

  9. The Ability to schedule maintenance at the property level for a future date

    Preventative maintenance if imperative... scheduling basic maintenance like changing furnace filters (at the unit level) is important. Going into each unit and creating a work order for a multi unit building is very time consuming. If there was a way to go to the property level and create a work order that applies to each individual unit and creates a separate work order for each unit it would be VERY helpful...

    For example, being able to go to the building level.. and type "Change furnace Filters" click a button that says "all units".. and then put in a date ...…

  11. Accounts tab > bank account ledger, transactions do not display unit #

    When viewing a bank account ledger on the Accounts tab, the transactions display the Payee, Category, and Memo, but the tenant's address for rental income is not displayed. This is a request to display the address with unit # on these transactions.

    Ability to change the default number of days for the Statement due date.
    Current default is 30 days from Statement creation date.

  13. commercial properties do not have bedrooms

    I entered the property as a commercial property but property screen still displays bedrooms and bathrooms at 0/0 but commercial properties have no bedrooms

  14. Custom Fields

    We would like the ability to add custom fields that detail specific information regarding our tenant base, such as 'assisted housing', or 'utilities paid by us' toggles that we can then generate reports on. This feature is offered in Propertyware and was extremely useful for portfolio analysis and administrative purposes as well.

  15. currency symbols

    Hi, some of Rentecs reports and payment receipts are pre -set with the $ dollar currency, is it possible to choose no currency symbol for users not within the US. regards, Shelley ( User : barry@lcm.co.il)

  17. default the Property field

    for those users that only have one ‘parent’ property, it would be greatly appreciated if the software would default the Property field to the one and only ‘parent' property that is assigned to that sign-in.

    The only thing more annoying than having to select the property is to have to reselect it over and over again as I move between the different reports.

  18. Printing/E-mailing Tenant Statements

    Allow the Print All Statements option to not print statements for tenants who want to have their statements e-mailed. Could be a huge cost saver considering the cost of postage and ink.

  19. Un-Reconcile Transactions In Bulk

    Add in the ability to un-reconcile transactions in bulk rather than having to do each one individually.

  20. The ability to do %5 of the rent every 5 days for a late fee.

    At this time the software doesn't allow the ability to do a charge of %5 every 5 days for late fees, this is one of our options for landlords and it has proven very effective for me but right now I have to calculate and keep track of it elsewhere which complicates things, furthermore an owner cannot see the actual amount owed.
