  1. Mid Lease Property Report

    I would love to see a "property report" component added to Rentec that allows me to create and manage my required mid lease reports to owners.

    The features I envision are:
    1. REMINDER - You have "X" time (2 weeks?/1 mo?) until the mid-term report is due and
    2. Use this generic template / document to create a Property Report that allows us to inform and update the owner of the property status and condition.

    I know home inspectors have docs/reports that they use to do this. It would be helpful if I could use or customize a few property…

  2. Search Functions

    Under tenants searching by property would be helpful. Also under owners, the ability to search for checks by number would helpful.

  3. Bulk Export Of Receipts and Invoices

    This is a request to allow bulk exporting of my receipts and invoices that have been uploaded to the file library. This would be helpful for end of year taxes.

  4. Allow Landlords to Select Specific Properties (not all) for Inclusion in Reports

    Below is a question I submitted to "Support." I was surprised to learn my need -- a customary option in most reporting/financial software -- was not available in Rentec.

    Question: For certain reports, I need to limit properties to those managed by me. For other reports, only those managed by a management company. Another need is a presentation report of select properties for sale as a package. The choices I've found: ALL PROPERTIES or only one selected property do not meet this criterion. How do I do this?

  5. Portal Logins: ability to edit the email that is sent out with the login credentials

    when enabling an owner or tenant portal and selecting to have Rentec send the login information to the owner or tenant, please add the ability to edit the email so we can customize it and include our contact information.

  6. Seperate Account for client funds and company funds.

    In SC you can have the company funds and client funds in the same account as long as you keep record of who each dollar belongs to. It would be nice if when I charge a property for management fees I can have that dollar amount show up under a pseudo account for my company. So it would show a separate account but in reality it's all in the same bank account.

  7. Add customizable payment types

    In the same way that we can customize the expense categories, can you make payment types customizable, so that there is a custom payment choice from the dropdown box. The only option currently is to choose "Other" and add a note in the memo field.

  8. Change the name of reports

    When reports are generated today (receipts, statements, anything else) the default name of the report is report.pdf. It would be nice to be able to change the name of the file before saving it. I'm not sure if this is a browser issue or it's something you can control on your end.

  9. Lease Expiration

    it would be nice to show MTM on the lease expiration report - could put the MTM designation in the data column - makes it easier instead of going back and confimring they are month to month.

  10. ADD VACANT LAND TO PROPERTY TYPE

    CAN YOU ADD VACANT LOT/LAND TO THE PROPERTY TYPE LIST. AND HAVE IT SET SO IT WONT ASK TO PLACE A TENANT THERE. I HAVE A LOT OF VACANT LOTS THAT I KEEP TRACK OF IN MY SOFTWARE. BUT IT WOULD BE HELPFUL IF IT DIDNT COME UP ON MY REPORTS SCREEN

  11. Add A Pro Forma Report for Owners

    Add a pro-forma report for the owners to be able to see the past and a forecast for income/expenses.

    The owner should be able to specify what time frame - for months in the past, it would show actual expenses and for future months, it would show expected rents (from leases), any recurring expenses and any manually added single expenses. The report would have categories of income and expenses that can be expanded to see the detail

    To give you a feel, I am attaching a screen shot of the pivot table I use in Excel to provide that view

  12. configure reports so that ledgers can show check numbers for income items and category codes.

    Many owners request this information and it takes forever to download and recreate the information in excel.

  13. add support for full screen 2k (1920 x 1080) and 4k (3840 x 2160) resolution

  14. Bank Sync - ability to edit matched transactions

    When it finds a match it should also allow you to make modifications
    such as to the catgory, etc. The way it is setup now assumes you manually entered everything completely.

  16. Add Section 8 check box and Amount to Tenant data

    Currently you have to set up a roommate and rent amount for section 8 tenants. This is cumbersome and prints out as a regular tenants on reports. It would be cleaner to table the section 8 info in the tenant profile.

  19. Owner Reserve - alternative tool

    As an alternative to the existing Property Reserve tool that only indicates a static amount held in the property balance as a reserve, create a reserve fund by property/owner to be treated like a trust account/security deposit with an option to call these funds "Retained Earnings" and reported as such. Also, an option to automatically assess a percentage of collections (similar to how the management fee tool can apply a percentage of tenant payments) and move directly into the reserve/retained earnings account/ledger. Assigning a category # for reporting purposes would be helpful as well.

  20. Have a file library for vendors

    It would be great if it were possible to attach files and have a file library for vendors to store business cards, insurance information etc for Vendors
