  2. System does not notify tenants of new charges when expenses are assigned to their ledger

    System has the ability to assign expenses that come through the checking account to the tenant, which places those expenses as a debit to the tenant's ledger. However, this process does not currently initiate a "New Charges" email for the tenant.

    I propose that any increase in a debit balance on a tenant ledger results in an email to the tenant. Currently, it seems that only posting charges directly results in this email being generated.

  3. Accept security deposits online.

    I was asking about tenants paying their security deposits online. Support said that:

    "Our system is not designed for tenants to pay their security deposits online, it's designed to accept rent payments from tenants."

    So yes, they can pay money that is applied as additional rent and I can manually transfer it to the security deposit on the ledgers, but doesn't it make sense to just accept security deposits separately from the tenant portal?

    This seems like a no-brainer. Please implement this change!

  4. Option to Suppress Main Unit Address when Posting to Syndication for Sub Units

    Add an option to suppress main unit description/address when showing sub units. For instance, if you own a building that is three townhomes, 100-104 Main Street with sub units 100 Main Street, 102 Main Street, 104 Main Street, then when publishing 100 Main Street to apartments.com, I want the description to be "100 Main Street", not "100-104 Main Street, 100 Main Street". I do not want to make these separate main units because they share a roof, sidewalks, lawn maintenance, etc which should go to the main unit that represents the entire building.

  5. Hiding or removing Net Income from sub userss

    Good Afternoon,

    I called today and was surprised to find out I can not take down or hide " The Net Income Summary" from my subusers. This is disappointing as I do not wish for them to know my net income.It would be great if your company offered this.. as this not being an option makes me uneasy.

  6. Tenant Payments-Outstanding Charges

    Receive Tenant payment populate the screen with outstanding charges and automatically apply according to account settings but ability to change what charges the payment is applied to also.

  7. Additional Tenants on Approved application and lease

    When you start a lease for tenants that both tenants be on the lease NOT JUST ONE. I should NOT have to add the second tenant!!! Its should be done automatically. That goes for the same when you approve an application. If there are two people on the application and you approve it it should approve BOTH APPLICATIONS AND PUT BOTH PEOPLE INTO THE COMPUTER. I SHOULD NOT HAVE TO ADD THE SECOND TENANTS INFO IN ORDER TO GET THEM INTO THE COMPUTER.

  8. Allow all tenants, even those who dont have

    Allow cash tenants that dont have ach or credit set up, to pay with cash. I thought that was the whole point.....

  9. Late fee charge

    The North Carolina Board of Realtors does not allow us to charge a late fee on the entire balance owed. We can only charge a late fee against the rent due for that month, not previous balances or any other charges. Rentec does not have an option to do this. It should.

  10. Due date on invoices

    Add invoice due date as a field on expenses. That way we can enter a statement / invoice date and a due date and run reports as to when bills are due vs when they are received.

  11. Add attachment icon to each Bank Sync transaction tab

    Suggestion - It would be nice to be able to attach invoices while doing the bank sync. Currently I have to do this under the accounts tap separately.

  12. Forcasting Report

    looking for a report that assist us far as what was collected in a range of the months and/or upcoming months. Would it be possible to add in the projected rent? So one line showing Rental Income and another line showing what we should project for that month? This would help us a great deal.

  13. Millage tracking for business

    Have a line when entering in an receipt or invoice to allow us to put millage with the entry. If we have to go to the property for inspections then there is Millage associated with that. (for better "one stop shop" for taxes at end of year!!)

  15. Application notes

    Hi just wondering if at any point you can make your program be able to make a notation on the application when we decline them. We have a lot of properties we manage and people reapply days/weeks/down the road and it would be nice to be able to go back and see why they were declined in case it was just length of employment or some other minor reason.

  16. pdf of workorder on notification email

    Include PDF of workorder with notification email (that tenant has submitted workorder) comes through. This would enable me to forward it to contractors directly instead of logging in to Rentec to send.

  19. Rent Increases

    Is there a way to add upcoming rent increases to the enhanced rent roll? Is there any report that will show this? It would be really great to show upcoming increases on the summary page.

  20. Owner Notifications

    Owner notification when a Dispersement has been sent. Making it one of the templates.

    We have 4 Tenant email notifications, but none for owners and they are the clients we need to keep happy.
