How can we make the Rentec Direct property management software and tenant screening platform better?

  1. Credit Managements Fees

    Provide the ability to apply Management Fees as a credit to a Property Manager residing in a rental property. Much like the paying yourself the Management Fees, except crediting those fees to an account.

  2. Approve and Add ALL Applicants

    Please bring back the ability to "approve and add tenant" on an application with multiple applicants. Since the update, you can only add the primary applicant and the other just shows as an additional occupant. This doesn't allow you to enter separate contact information and other details for the other applicant.

  4. Recurring Work Orders

    Can Rentec add a box to check for recurring work orders? We need this for Lawn Maintenance in the Spring and Summer.

  5. Increase character limit for custom rental application questions

    When adding custom questions to the online rental application, the character limit for each question is set at 110 characters. Please increase the limit.

  7. Tenant Deposit listed on Summary Page

    TENANT DEPOSITS: It would be great if the Tenant Deposits would show up on the tenant's summary page when they log in. This way they could better keep track of any deposit payments that are owed, what they have on hand, etc. and Rentec could include any scheduled past due deposit amounts on the weekly past due emails.

  8. make EasyPay recurring payments easier to schedule

    please consider making EasyPay recurring payments easier by simply removing the Frequency Day setting and allowing a client to input a starting transaction date as the recurring frequency.

    For example:
    - Monthly recurring: a scheduled recurring payment starting 11/14 would repeat on the 14th of every month.
    - Weekly recurring: a scheduled payment starting 11/14 would repeat 11/21, 11/28, etc.

  12. Internal Notes section in work orders

    Add an Internal Note Section to Work Orders:
    Currently there are Detail and Resolution note sections that are included on printed work orders. We need a place on the work order to type notes for internal use only that will not show up on printed work orders.

  14. Automatic Gross Receipts Tax on management fees

    I know this one would not be for everyone but in our state we have to
    collect Gross Receipts Tax on all management fees and it would be nice if
    it was possible to add that to the area just like it automatically charges
    owner the % for management fees when a payment is made it would be nice if
    it would also charge the owner for the GRT. Not sure how hard that would
    be but that is something that I spend a lot of time doing each month and we
    are looking at adding quite a few new…

  17. Tenant portal question request

    I would like to see that the tenant portal has a section like the repair request but for the tenants to be able to ask questions about their account, a check posted, etc. In this day and age most people work all day and don't have time to call in to ask questions. Also most questions are simple and if my office person could just respond instead of being held up on the phone it would save me time and money.

  18. Statement enhancement

    I would like to suggest an added option when pulling monthly statements. It would be nice for owners to see their YTD totals along with their monthly. Please find the attached sample statement.

  19. tenant portal, credit card screen should show amount due

    when tenant's pay online through their portal the credit card screen should display their amount due, so they know what amount to pay.

  20. Make more Info available for archived tenants/properties

    It would be very helpful if the move-in and move-out dates were visible with the archived tenants like they are with the current tenants.
