  1. White Label - remove title of "Rentec Direct - Property Management Software"

    I ask that you might have either a generic statement like "property description" or actually the specific property name as page title. I understand you want to advertise, but when I send the like to specific people or sites like facebook, all they see it a link to "Rentec Direct - Property Management Software". They think I am advertising your software and not my property, so they do not click on the link. This very much defeats why I set up the property listing website. I am including the link so you can see the page (tab) title for yourself.

      Hello Tyson and other supporters of this idea. We’ve looked at both the listing pages and the individual detail pages. The listing pages list in the page title “Your Company Name | City, State | Rental Listings”. The detailed listing pages show “Property Address, City, State, Zip is For Rent”. I didn’t see anything that listed our company name on the listings pages. Is there another page maybe you are referencing?

    • Include a method to print all invoices all at once in order to mail

      I currently have to print every invoice manually by going to every tenants profile. This is getting annoying and time consuming. Honestly is making look for other programs. Other than this minor issue, I love rentec. Ive been using it for 2 years.

        Have you tried sending a statement instead? The format is nearly identical, and there is an option (Reports / Rentec-HOA Reports), All Statements. It will print off all the statements for the chosen properties. It’s a huge time saver, and maybe exactly what you are looking for.

      • Tenant Ledger Report to include option to run "0000 Charge" report.

        Currently the Category ledger only pulls paid charges (income) not posted charges. I would like the ability to have the Tenant Category Ledger be sorted by unit number or name. Currently it is only by name and that makes accounting difficult. Unless you can make this report an Excel export in which case I can sort on my own provided the unit number is a field in the report.

        • Property & Owner Reserves Report

          Be able to pull a report that indicates the established reserve amount for each property - possibly as an added column in the Financial Report "Summary By Property." Also be able to have reserves hit this report by owner.

          • ADD biweekly (every two weeks) ACH payment option

            This will help the tenants that can only pay when they get their paycheck every two weeks.

            • Allow manager to define which charges apply to the late fee

              When setting up charges for a tenant, allow an option to have this charge apply to late fees or not. For example, the monthly rent charge if left unpaid would impose a late fee; however, a utility bill added as a charge to a tenant may not. The system should then only charge a late fee based on an overdue status of the selected charges.

              • Window Envelope for Statement

                I appreciate normal sized statements fit into a window envelope, however when there are too many transactions... Well, I bet you know what happens - the address gets cut off, moves to two pages, etc.

                Please consider consider making the "top " part of the statement the "remit" to portion that shows thru the window envelope. Then you don't care about the variable length of the statement !

                • Allow tenant/owner to be designated on split expenses.

                  Allow the tenant/owner of a unit to be designated when making a split expense so we don't have to manualy apply their owner to the transaction after it is generated.

                  For example: I had our building's water heater replaced and needed to distribute the cost of $98.25 between 12 units. To do this, I had to create the split expense, then create an expense for each owner ledger. I now realize I could have simply made the split expense, then gone into each expense and added the "owner" to the account that got charged, but adding another drop down to…

                    I do not login to Rentec every day or even every few days. But I have renters that have my Rentec SMS phone number and use that to communicate with me sometimes.

                    The problem is that I do not know when they have sent me a SMS to my Rentec number.

                      I have a couple suggestions regarding reports.
                      1. Reports that can be scheduled: Imagine if I could schedule a daily report, or weekly, or monthly report that would automatically run and email me the results.
                      2. Reports with relative date ranges: last day, week, month, year.
                      3. Alerts: Thresholds for delinquent tenants (individually or collectively) would result in an email or text alert.

                      • allow import of financial data in .csv form

                        Please allow for direct import of financial data in .csv format. Would save a great deal of time importing data from my online bank statement.

                          Enter data but not edit data.
                          Just like in retail, I'd like my Leasing Agents to be able to enter data, but if they want to 'change anything', they need a supervisor to 'override'. Also, they shouldn't be able to change old data without supervisor approval.

                          I still fear an unhappy employee could destroy all of my data if they chose to.

                            • Aggregate daily late fees

                              If a daily late fee is setup, the system will create a daily charge in the amount of the daily late fee. It would be great to have an option to aggregate all the late fee charges into a single late fee invoice that is only a single ledger item on the tenant's statement.

                              • Dynamically Adjust Occupancy Rate Graph in the Summary

                                Every time the new unit added, Occupancy Rate drops in the previous months like that unit was vacant. New units should not change occupancy rate in the past.

                                  • Allow to disable "unread applications" showing up on the first page. its disturbing that i have to open application in order to remove them.

                                    Every option on Notices page should be optional. Especially unread applications. I need them when property ready to be shown not every day when i open software. I asked multiple times to add ability for customer to disable viewing in on notice page. can u finally do it. it ridiculous that i have to pretend im reading them in order to remove form notice page. thnks

                                    • have an option to designate Units as "Leased" or "Available".

                                      I would love to see a button in the Marketing Info that would allow units to be seen as "Leased" or "Available" This way potential tenants directed to my available units can see pics and prices for all my units. I have found this is good for local credibility.

                                        When choosing date ranges, I would like to be able to run a report for 'TODAY'. This is a very common date range for me and I'd sure like to be able to just click on 'Today' rather than having to enter dates manually. Thanks!

                                        • Report - PRINTED CAR LIST. I would like a line in the tenant info page where to put their car

                                          CAR LIST. I would like to see a field(s) added with their car info, then be able to print the car list for a designated property or ALL properties.
