  2. Paying Property Managers

    We need to be able to pay property managers the same way we pay owners. You can pay all owners associated with a bank specific bank account.

    Currently, if you use the pay property manager function, it lumps everything into one payment, but payments from to the property manager must be linked to the correct bank account that the property is managed from. The manager payment process needs to work just like the owner payments process and tie directly to individual bank accounts not be lumped together.

  3. Manager App for mobile devise

    The owner and Tennant apps are awesome, how about a manger app that handles owner Tennant communications? IE a Tennant submits a work order after hours and we get a notification on the app. or a Tennant replies to an email or text we can get notified on the phone app.

  5. Workorder Approval

    It would be nice for owner to have the ability to either 'Approve' or 'Deny' workorders from their side of the portal. This would really help with actually using the workorder section of the portal to its fullest by keeping it all within the system

  6. Listing Links

    It would nice to be able to add 'clickable' links to the property listings. For instance we utilize virtual walk-through or videos for some of our properties and it would nice to just be able to add clickable link to the listing where applicants can just click and go to view them. As it is now we have to layout the entire webaddress for where that walk-through or video is which is not clickable and applicants have to copy and past a very very long web address to be able to access them.

  7. Allow location setting for all convenience fees

    Online payment Convenience Fees post to the property, so each month I need to move those transactions to our "Property Management" property. Since we pay the bank fees and don't want the fee income to be sent to owners.
    If there was a way to set a default property for all convenience fees, that would be great! Donna

  8. Work Order Emails

    When you receive a work order request via email, make it clickable in the email, so you can go straight to the work order, see photos the tenant attached, and respond or resolve it.

  9. Set % for Placement Fees

    Set % for placement fees based off of 1st month's rent instead of having a set amount. This would be helpful since most PMC's charge a % for placement fees based off of 1st month's rent but 1st month's rent can change.

  11. rent roll report

    Rent Roll Improvement please.... We have several tenants that rent multiple units, each unit is a different rate. However when we pull the rent roll report it only displays one amount multiple times. This is very inconvenient and give us the wrong amount. Please fix to where the report captures the true amount per unit.

  12. Work order reporting

    ability to run reports on open workorders that shows property, priority , date opened , date assigned, numbers of days open and 1 line description? It would also be useful for reporting to do the same on closed workorders. this would allow owners to see how long it takes from the time a maintenance issue is reported to resolution and how long high priority work stays open.

  18. System does not notify tenants of new charges when expenses are assigned to their ledger

    System has the ability to assign expenses that come through the checking account to the tenant, which places those expenses as a debit to the tenant's ledger. However, this process does not currently initiate a "New Charges" email for the tenant.

    I propose that any increase in a debit balance on a tenant ledger results in an email to the tenant. Currently, it seems that only posting charges directly results in this email being generated.

  20. Option to Suppress Main Unit Address when Posting to Syndication for Sub Units

    Add an option to suppress main unit description/address when showing sub units. For instance, if you own a building that is three townhomes, 100-104 Main Street with sub units 100 Main Street, 102 Main Street, 104 Main Street, then when publishing 100 Main Street to apartments.com, I want the description to be "100 Main Street", not "100-104 Main Street, 100 Main Street". I do not want to make these separate main units because they share a roof, sidewalks, lawn maintenance, etc which should go to the main unit that represents the entire building.
