How can we make the Rentec Direct property management software and tenant screening platform better?

  1. Categorize charges and payments in columns

    It would be awesome if we could have separate columns that stated: Rent , Water, Late fees / charges and payments of tenants history.

  3. Single tenant with multiple leased properties doesn't report rent or balance properly.

    If you run a rent roll report, any tenants that have multiple lease properties, will not have the correct rent amount or balance amount on the report. The report totals are therefore incorrect too.

  4. Edit to rent with auto escalations doesn't save properly

    When I do an update lease to change the rent amount that had an automatic escalation, the auto escalation will be deleted. That's ok. But, when you try to enter a new rent, and then redo the auto escalation, the old rent amount returns.
    To test: if you have a tenant that has a rent increase from an auto escalation, try to change the rent amount. The system will delete the auto escalation. After that step, try entering a new rent amount. Then do a auto escalation on that new amount. The old rent amount will be saved, not the…

  6. Vendor Payment, Notice to Vacate & Budgets

    I have worked with Rentec Direct for a year utilizing single family management. I was a property manager for Multi-Family previously and used software like YARDI and OneSite. Three ideas I have to better assist my daily activities are: Paying Vendors through the software like we are able to pay Owners. An official Notice To Vacate tab which will allow a property to show future availability and not stop current charges. It would be ideal to show up in the Summary Tab on the dashboard.   8. Owner Creates Work Orders

    Allow Owners to create work orders. When they drive by and see something with their property and want me to get it repaired or corrected. They currently have to call me. It would be easier if they could also create Work orders and see status like tenants.

  9. Ask for additional previous addresses/landlords

    I would prefer to have applicants list their last two landlords instead of just their current landlord and the one prior to that. The ability to choose how many prior landlords to ask for on the application defaults would be helpful.

    Also, the ability to add more than 5 additional questions would be ideal, as I've already maxed that out and would like to option to add more in the future.

  10. Automatic auto-payment escalation for rent escalation

    Please add a notice to tenants and landlords that a rent escalator is soon to take effect, so we can alter the auto-payment amount, and if that auto-payment amount could be programmed to escalate at the outset, that would be even better. The only notification is when the tenant gets a late fee for carrying a balance past the grace period. Thanks!

  11. Adding filter on Vendor/Payee page

    Requesting a filter on the "List Vendors & Payees" page like the filter that is on the Tenants, Properties, and Accounts pages. We have more Vendors than Tenants/Properties/Accounts, so a filter would be even more valuable there.

  13. Blacklist banks when tenant adds the bank in their portal, not when the transaction fails

    We've had another tenant trying to use Green Dot Bank. I know Rentec does not allow using that bank, but the bank works fine with VT. So in some cases, we can get the bank information from the tenant and process the payments directly in VT.

    Is there any way that Rentec can blacklist these banks (which if added by a tenant will later result in a failed transaction) at the point when the tenant is adding the bank to their portal rather than having the tenant add the bank successfully, initiate payment successfully, and then get get a transaction…

    expand the functionality of multi tenant ledger; 1. to be able to sort/list by apt number or address; 2. to be able to select which tenant(s) to include.

  15. Set it up so we can send emails and texts to multiple individuals rather than an entire property

    Add the ability to send one email or text message to everyone in a multi-bedroom apt. Right now we can only send messages to individuals or to everyone in a property. When we have a 2-6 bedroom apartment in a multi-unit house, we should be able to send one message that reaches everyone in an apt.

  16. Non-matching name causes ACH rejection

    The current ACH system validates the name of the account with the name of the tenant and rejects the payment if the names are not the same. This creates a multitude of problems for tenants who have someone else pay rent on their behalf, and basically bars commercial tenants from paying online unless they're paying with their personal account. Please make this system more flexible to make it easier to pay online.

  19. Custom Field Reports

    We need the ability to export reports based on custom fields, just like the category ledger reports.

    For example. If a custom field was Pets allowed: Yes/No
    If we can export the custom field report we could easily see a list of properties that do or do not allow pets. etc.

  20. Integrate with Bill.com

    If we open the API or import the Bill.com (AP data) into Rentec that would be great. Eliminate manual entries after reconciliation with the bank.
