How can we make the Rentec Direct property management software and tenant screening platform better?

  1. Security Deposit Return Statement- Notification/Reminder

    Something that many other management programs are doing for their clients that is extremely helpful, is when moving a tenant out, a separate notification will appear on your home/summary screen regarding the security deposit. This notification will remain up until you process their security deposit, and manually go in and close this. Companies such as Buildium and AppFolio have this integrated into their programs and it is an extremely helpful reminder that you need to process the security deposit return statement if you have not done so yet.

  2. Owner Portal not in 'real time'

    Change Owner Portal access to show statement, previous statements and other info without having access be in 'real time'. If property expenses are added but not paid yet and any changes being made any owner can see them. It should be an option to 'Push' to owner portal the information when the statement is done for the given month instead of constant real time access.

  3. Automatic auto-payment escalation for rent escalation

    Please add a notice to tenants and landlords that a rent escalator is soon to take effect, so we can alter the auto-payment amount, and if that auto-payment amount could be programmed to escalate at the outset, that would be even better. The only notification is when the tenant gets a late fee for carrying a balance past the grace period. Thanks!

  4. Allocate an Expense Across Numerous Properties

    It would be nice if you had a function that allowed you to automatically spread expenses across multiple parties either by % of rent or evenly across them.

  5. Custom Text Box Data Field

    While using electronic forms it would be very useful to have a Custom data field such as a text box field and a check box field . This could be used to enter information that pertains to single property vs now having to edit the lease template.

  6. Allow some properties to be omitted from reports on multiple properties

    Please make it possible to create reports that exclude some properties. We do not want properties that we own with others partners to be part of all of our reports.

  8. hold back at time of owner disbursements

    The way the software handles owner hold backs, is cumbersome. The workaround described in HELP is not usable.
    A property manager should be able to hold back, say $300, for a planned bill to arrive. When you pay owners, it does not give you an option to override the amount.
    My suggestion, if you want to make this usable by more property managers, it to allow this amount to be overridden at time of paying owners proceeds.

  9. Tenant Portal - Notices/Announcements

    I'll like to see an option on the Tenant Portal under Notices, for property managers to add notices/announcements on the daily basis other than seeing the renters insurance notice.

  10. Reconciliation Owner Payments

    When balancing the accounts, Owner payment which is grouped as a single transaction on bank statement should be grouped in Rentec as a single transaction.

  14. Paying Property Managers

    We need to be able to pay property managers the same way we pay owners. You can pay all owners associated with a bank specific bank account.

    Currently, if you use the pay property manager function, it lumps everything into one payment, but payments from to the property manager must be linked to the correct bank account that the property is managed from. The manager payment process needs to work just like the owner payments process and tie directly to individual bank accounts not be lumped together.

  15. Manager App for mobile devise

    The owner and Tennant apps are awesome, how about a manger app that handles owner Tennant communications? IE a Tennant submits a work order after hours and we get a notification on the app. or a Tennant replies to an email or text we can get notified on the phone app.

  16. Workorder Approval

    It would be nice for owner to have the ability to either 'Approve' or 'Deny' workorders from their side of the portal. This would really help with actually using the workorder section of the portal to its fullest by keeping it all within the system

  17. Listing Links

    It would nice to be able to add 'clickable' links to the property listings. For instance we utilize virtual walk-through or videos for some of our properties and it would nice to just be able to add clickable link to the listing where applicants can just click and go to view them. As it is now we have to layout the entire webaddress for where that walk-through or video is which is not clickable and applicants have to copy and past a very very long web address to be able to access them.

  18. Allow location setting for all convenience fees

    Online payment Convenience Fees post to the property, so each month I need to move those transactions to our "Property Management" property. Since we pay the bank fees and don't want the fee income to be sent to owners.
    If there was a way to set a default property for all convenience fees, that would be great! Donna

  19. Work Order Emails

    When you receive a work order request via email, make it clickable in the email, so you can go straight to the work order, see photos the tenant attached, and respond or resolve it.

  20. Set % for Placement Fees

    Set % for placement fees based off of 1st month's rent instead of having a set amount. This would be helpful since most PMC's charge a % for placement fees based off of 1st month's rent but 1st month's rent can change.
