  1. improvement to Category Ledger report

    Currently the Category Ledger report is what we are using to double check
    our rent deposits are correct when taking them to the bank each day. We can
    print by individual owner or just print all the properties on one report.
    The issue is when printing all properties on one report they are sorted by
    address and not by owner. It would be great when printing this for all the
    properties if it categorized them by owner because we batch our deposit
    receipts by owner.

    Example below is how it currently is

  2. Filter by unit name on tenant tab

    I want to be able to filter by unit name on the tenant tab. When a tenant calls, if you don't know the exact spelling of their name, it would be great to be able to search by the unit name to locate their file, rather than having to start of the properties tab, get the main tenant name, then go back to the tenant tab, locate the main tenant and see if they are listed.

  3. forward text replies to my cell phone

    When a tenant replies to text message that I've sent out, I would like their reply fowarded to my cell phone.

  4. Ability to have concessions be applied to rent charge

    In order to show tenants the discount they are getting every month as well as being able to pull a report that shows discounts, I think that you guys need to add two fields to the 'rent charge'. You should add: 'one time discount' and 'recurring discount' since they can be separate on the lease. I've added a recurring discount charge to account for the discount for my residents but I have to back date it to coincide with when the invoice notice comes out (which I like coming out early).   5. ability to make custom questions on rental app required

    When adding an additional custom question to the online rental application, please add the ability to choose whether or not the question is required for the applicant to answer in order to submit the application.

    Account and Owner should be in different tab as they are 2 different categories. Not sure why they are on same tab.

  8. updates to workorders

    It would be nice to have an option on the work order for tenants signature, tenant not home, permission to enter, best contact phone number for tenant and vendor name and contact number assigned and customized fields. Have the option for tenants to upload attachments such as photos or receipts. Any updates to work orders would trigger an email to the tenant automatically.

  9. Attachments flow from workorder to expense

    The attachments from a workorder should automatically attach to the expense when closing the workorder and clicking "expense to property" or "expense to property & tenant"

  11. Report: work-orders w/o expenses posted

    It would be extremely helpful for me to have a report that shows me:
    - all the work-orders which have no expense post
    - for all work-orders with expense posted, show the split between the property and tenant
    - for all work-orders with expense posted, show difference in amount work-order vs expense

  13. New tenant report that shows who occupied which unit when

    A report that shows all units who occupied it and thru what dates. My income this year is less than last year so wanted to run a report that would show the occupancy / vacancy history and who occupied the unit for both years so I could compare

  17. Change the online application to distinguish occupants from applicants

    Change the online application to distinguish occupants from applicants.

    The program defaults all occupants over 18 to an applicant and charges the application fee. The button calls them occupants and doesn't indicate that they will be treated as an applicant in the process.

    Allow the adults to select whether hey are to be applicants or occupants to avoid this.

  18. Multi-Level Expense items

    Like: Utilities, Utilities/Gas Utilities/Electricity Utilities/Sewer.

    If I want to know the heating cost, I don't want the sewer. However, I need them combined for tax purposes.

    I have been doing that for decades with both my real estate software and personal accounting.

    Allow the layout change for printed files.
    I can't use windowed letter for my landlords.
    I would like to condense the printing and be a little more earth friendly by saving some paper.
