    • things to add

      --give warning when property manager is going to withdraw fund from tenant's account.

      -have variable options for late fees so you can enter utility payments as soon as received and the tenant doesn't get late fees until after a rental payment.

      • Portrait/Landscape Report Outputs

        Portrait/Landscape Report output is inconsistent. When running Operating Statement B for one month, the current 'print' setting comes out in portrait format, but the save as 'PDF' option is in landscape format. Could you add a setting for this?

        • Make Category Summary reports actual - not rounded

          The Category Summary reports needs to show the actual ledger balance - not a rounded balance. Accounting reports should never be rounded to the nearest whole number - its accounting.

          The category ledger report seems to do the same thing as Category summary. Another option would be to delete the category summary report to eliminate users looking at incorrect information.

          • Fix letters,edit letters

            Need to be able to customize letter in window before sending to Docusign or to email.

            The letters are full of bugs. One minute I print it, the spaces are there between paragraphs, another minute the spaces are gone. Please fix

            • rental application - leave answers blank instead of defaulting to NO.

              the online rental application default settings allow me to ask applican'ts if they've been evicted, filed bankruptcy, or have a felony. However, it does not allow me to require the applicants to answer these questions, and it defaults the answer to No even if the applicant skips over these questions.

              Please leave these questions as unanswered, unless the applicant selects Yes or No, instead of answering the question as No for them.

                Add spots on the tenants info section for the follorwing
                1 ~Spouse info
                2~car resistration . plate number/ parking spot number
                3~emergancy contact info
                4~ kids names and ages
                pet info suck as name, breed, shots record provided, rabies number, dog license number, vets name and phone number
                5~ Work Phone Number and Location
                6~ Medical Issues and allergies to medications ( so if ambulance were to be called or etc and unable to contact someone we would have that available to emergancy personal etc)
                this would provide information that would make it easier to reach for all involed in…

                  I would like to see a better more secure way to send the electronic signature application to a rental reference as it is now i have to download the whole app and send it that way which the past landlords do not need other prospective tenant information

                  • Billing for "none" management fees.... seriously?!

                    I wish we could set a default "Display As" field for Categories. The perfect example is 6100 Management Fees. They show up as 'none' in the property ledger and we have to type in "Management Fees" for each property.....every month.....
                    So that our owners can clearly understand that we don't charge them so much for "none"...
                    They already think we don't earn our money. I hate billing them saying it really is 'NONE"

                    • increase character limit for custom questions on online rental application

                      When adding an additional custom question to the online rental application, please increase the character limit. The question I've added is being cut off.

                        Reports that exceed one page do not scroll on i* devices. Instead the iPhone scrolls the background window instead of the foreground window.

                          CAN YOU ADD VACANT LOT/LAND TO THE PROPERTY TYPE LIST. AND HAVE IT SET SO IT WONT ASK TO PLACE A TENANT THERE. I HAVE A LOT OF VACANT LOTS THAT I KEEP TRACK OF IN MY SOFTWARE. BUT IT WOULD BE HELPFUL IF IT DIDNT COME UP ON MY REPORTS SCREEN

                            I noticed that you have "application Bug" as an option. I just wanted to mention as a 2-year+ customer with ~180 units with your system that this issue needs to please be addressed and resolved. I've worked with support multiple times to try to narrow down the issue and nothing can be resolved. I have created a website, domain name, and fowarding service solely for the use of this feature you provide, but 80% of the time the feature doesn't work properly. Please address as needed.

                              Hi Matthew,

                              Thank you for reporting this. I looked at your website, and the problem is in the implementation of how you are loading the application/listings. Since you’ve used an iframe to load the application that creates a 3rd party cookie issue. About half (maybe more) of browsers out there are set to reject 3rd party cookies, which means when somebody submits the application their session data is not able to be saved. This is more and more common these days, so the use of iframes is highly discouraged nowdays.

                              For now, I would recommend going to Settings, Branding Options, and create a custom web address for your listing page. Then redirect your applicants there instead of your main domain.

                              Please let us know if you have any questions or would like any assistance doing this.

                            • Allow to disable "unread applications" showing up on the first page. its disturbing that i have to open application in order to remove them.

                              Every option on Notices page should be optional. Especially unread applications. I need them when property ready to be shown not every day when i open software. I asked multiple times to add ability for customer to disable viewing in on notice page. can u finally do it. it ridiculous that i have to pretend im reading them in order to remove form notice page. thnks

                              • Allow selection of either tenant when adding a co-renter to a multi-tenant unit

                                Currently, if a unit has multiple tenants that are not co-renters, and I want to add a co-renter by clicking "Place New Tenant" and selecting "Make Co-renter", the first tenant placed in the unit is automatically selected and there is no option to make the co-renter part of a group with any other tenant from that page. Instead, I must create the co-renting tenant in the tenant section, then click the context menu and select "Add to Group", then select the appropriate tenant to group the co-renter with.

                                  To help us categorize and prioritize this feature, it would be helpful to know a practical real-life example of where there are two non-affiliated tenants moved into the same unit, and where one of them would have affiliated co-renters. Your input would be helpful.

                                  When an existing transaction is edited so as to Split the income into different categories (e.g. rent and parking), the 'Property' field does not default to the property of the original transaction. Ver easy for the user to miss this, not to mention, that it has to be manually entered, and causes errors in the income reports when this is left blank.
