  1. multiple tenant emails

    Allow for spouse or other tenant's email address also so that when we send out emails, it would go to all tenants in the unit.

  2. ADD biweekly (every two weeks) ACH payment option

    This will help the tenants that can only pay when they get their paycheck every two weeks.

  3. text unpaid rent

    it would be good if there was a way to automatically send out a text message to anyone with unpaid rent on the 5th of the month?

    more people respond to text than email

  4. Recurring SPLIT transactions

    Please allow the opportunity to create recurring split transactions that allow me to post a monthly payment to multiple properties. I have consolidated my loans so I make one mortgage payment that applies to 3 properties. Presently, there is no way to set this up as a recurring payment. THANK YOU!!!!

  5. Allow manager to define which charges apply to the late fee

    When setting up charges for a tenant, allow an option to have this charge apply to late fees or not. For example, the monthly rent charge if left unpaid would impose a late fee; however, a utility bill added as a charge to a tenant may not. The system should then only charge a late fee based on an overdue status of the selected charges.

  6. Enhance The Deposit Ticket Option

    Bank deposit slips are not being accepted by banks because they are not an item that they can scan. They need the proper coding.

  7. Automatically scroll back down

    I hate when I go into any property or tenant to edit it, that when am done it brings me back to the top of the page. I would like for it to go back to where I was, so I don't have to keep scrolling back done to where I was, just to start over again after editing another one.

  8. Create default settings for HOA properties within Rentec PM

    As a PM who manages HOA's and traditional multi-family housing, the ability to set the default billing and income categories for monthly dues at the property level is critical. The owners who are paying their dues are confused by the term "tenant" and "rent charges" and the income category defaulting to a rent category is incorrect and changing it each month during collections is tedious.

  9. Disburse funds to owners who own multiple properties

    OWNER DISBURSEMENT: easier way to disburse funds for owners with multiple properties without having to head into each one, view the balance, and post to each property ledger. Post split transaction to the owner's ledger? Option to "zero out" the rolling balance on all properties and class to 8900 category with a check-box next to the rolling balance total - save on time, especially w/ lots of SFHs.

  10. Bulk Edit Transactions

    Allow the ability to change aspects of transactions in bulk:

    Reconcile/unreconcile
    Change bank account
    Change from credit to debit
    Change category
    Etc.

    Add in a program default or filter option that would remove any inactive tenant activity from the summary page.

  12. Tenant Grouping

    I would like to strongly suggest providing tenant grouping. Once a significant amount of tenants are acquired, navigating would be much easier if they could be grouped -- even if only by property. Thanks.

    Hi, as this is a Property Management platform,
    I'm sure many of your clients own some of the properties and would like to track their mortgage. I would suggest to update the software to be able to track mortgages.

  14. RRentec Forms interface to allow upload of PDF's

    I have a 24 page lease template composed of:
    1) Lease (WORD file), 2) Rider (WORD file), 3) Lead paint brochure (PDF), 4) Bed bug brochure (PDF), 5) Radon gas disclosure (PDF), 6) Heat cost disclosure (PDF). I consolidated these files into a single PDF.

    It would be great if the Rentec Forms interface would allow me to upload my 24 page PDF lease template, but it does not :(.
    Seems the Forms interface only has the capacity to receive text that is pasted into it :(.

  17. Tenant Payments

    When tenants are making payments in their tenant portal, they are not reminded of the fee prior to hitting the submit button. Is there a way to add this functionality to the site? Also, tenants think their payments are going through when the account information has not been entered. The following day they get a failed transaction notice. It would be good if the payment request not be allowed to look like it is being processed if the account info is not in the system.

  18. "Attach Forms/Statements to Tenant's File Library" without having to download & re-upload it!

    1) A simple "Attach Form/Statement to Tentant's File Library button" feature added next to the "print, email, download PDF features" would be awesome! It's time consuming to download say 20 delinquent notices, then re-upload them individually to their file library. How useful it would be to have a button right next to print, email, download pdf, that allows you to attach this right to their file library.

    2) ALSO - when you create 20 statements all at once for delinquent accounts they download as PDFs all in one bulk file - which is great for printing - but to save…

  19. Add Unit # to Tenant Balance Screen

    My owner knows units not tenant names. Thus it would be helpful to see the property / unit # along with the tenant name on the page displaying their running balance:

  20. Notification when SMS or message is in my Inbox

    I do not login to Rentec every day or even every few days. But I have renters that have my Rentec SMS phone number and use that to communicate with me sometimes.

    The problem is that I do not know when they have sent me a SMS to my Rentec number.
