  2. Download owner and vendor contact data in CSV

    Please add an option to download owner and vendor contact information (just like tenant data) in the Utilities area.

  3. Dynamically Adjust Occupancy Rate Graph in the Summary

    Every time the new unit added, Occupancy Rate drops in the previous months like that unit was vacant. New units should not change occupancy rate in the past.

  4. allow import of financial data in .csv form

    Please allow for direct import of financial data in .csv format. Would save a great deal of time importing data from my online bank statement.

  5. Wordpress Plugin

    Would be great to have plugin that can showcase our properties within our wordpress websites. That way our visitors can view everything from one location as well as filling out applications.

  6. Option to add Company name when placing tenant vs. First/Last Name

    When placing a new tenant would like to see the option to add the Company Name versus the First/Last name option. The First/Last Name should be optional fields not mandatory

  7. Have separate contact and rent information for marketing

    When I filled out the marketing information, the site syndicated ads to Zillow and Hot Pads. Both ads featured the contract information from my profile (my cell phone number), however I like my tenants and potential tenants to call a different phone number that is often answered by my property manager or by myself. It also included the "default rent" from another screen, which I had not updated before I filled out the marketing profile. So the syndicated ads had a different rent amount in the description.
    I would like to sugges a field on the marketing profile for rent…

  9. The Ability To Put A Tenant On Notice To Move Out

    I know that you can go to move out and set a tenant to move out at a later date, the problem that I keep having is a tenant doesn't move out when they say they will. Then I have them moved out and I have to either reenter them or know that they are there. Also with any management software I have used in the past there was a report for tenants on notice to move out. It was always part of the vacancy report.

  10. Property and Contact Detail Card

    When I go through my properties and tenants, sometimes I just want a quick detail (tenant phone number or email address, number of bedrooms in a house). How about when we are in the property or tenant tab, simply clicking on the property will pop up a card with information. That way I don't have to right click, then go to edit, just to see a person's phone number for a quick call. That would be great, thanks!

  11. General Ledger Report Option

    A very useful accounting report option would be a General Ledger which would offer an at-a-glance overview of all transactions in all accounts, followed by a breakdown of those transactions by category ledger. This overview would be useful for auditing purposes.

  12. Line Up the Decimal Points

    How about creating reports where the decimals actually line up properly. As it stands, the reports don't look professional with the numbers left justified.

  13. Make more Commercial Property friendly.

    Make a optional second rental application for prospective commercial tenants or add questions. Add features when you add properties and units/suites. Currently there is a drop down but only noticeable change is title under property name. Any other additions or options much appreciated.

  14. Add to Recurring Expenses

    I need another category for frequency of expenses/payments. My local utility company bills every other month. If you would add that option to your program I could match Rentec to my bank statements.

  15. voided checks

    when printing out a check (from any account) there is a drop down menu for - "un-cleared, cleared & to reconcile, etc.) it would be nice to have a title"voided or void" and have it automatically void that number check in the specific chosen account so it doesn't have to be added manually.

  16. add the ability to pay interest on security deposits

    The City of San Francisco requires landlords pay yearly simple interest to tenants on security deposits. Please add this functionality.

  17. duplicate checks or invoice numbers

    Would like for the system to not allow a transaction to be posted if a duplicate check number or reference number is entered. This would prevent duplicate payment of vendor invoices.

  18. Add support for auto-tax calculations

    Some parts of the U.S., including major cities in Arizona like Phoenix, have a sales tax which applies to residential rental properties. In Phoenix, it's 2% (of the rent), and tenants must pay it every month, along with their rent. Owners/managers must pay the city monthly.

    Rentec Direct doesn't have a particularly good way of dealing with this, and it seems like a valuable feature that should exist. The tax should automatically be computed (x% times the rent amount) and posted along with the rent. A way of reporting the monthly totals would be nice too. I find the workaround,…

  19. Autofill payee & category

    autofill when entering income and expenses. Monthly transactions are basically repeated (rent amounts are the same every month (unless you enter late fees), and trash, electric, water, property management, taxes, lawncare...etc are also the same company/category). When the payee's name is typed in, the category should autofill with the previously used category , saving a lot of time.

  20. make reports interactive and zoomable

    1)When I make a report, and see that there is an uncategorized expense, then I should be able to click on the number, view the transaction and edit it. I have some uncategorized expenses and income that I would like to see to determine what they are, but I can't figure out how to. It should be as easy as clicking on it.
