  1. you make sure you can give notice to individual units from within the system. currently i have to give notice to an entire building?

    Notice: currently you have to give notice to an entire building when you should be able to give group notices to individual units.

  2. Allow Tenants to update phone numbers through App

    It would be great to allow a tenant to update their phone numbers through the tenant Portal app. This would help keep ensure the contact information is correct and that they are able to receive our texts.

    Would like to see an option to view a map of all properties with a filter for other options such as viewing a map of all properties with open work orders.

    Iphone/IPad app for Property manager. The maintenance man could have access to work orders where no computer is close by.

  5. Allow Tenant to Look themselves up in the portal and claim/create their account

    Allow the tenant to find their information by looking themselves up (SSN, Drivers License #, or other PII on file). That way if I inherit a tenant, I don't have to track them down for their email address to allow them online portal access.

  6. Credit Cards? why such a hassle?

    Have Rentec direct process credit card fee's so credit card fee's won't show up on the property as income. This would take the accounting night mare out of the equations. Rentec provides the portal and charges the credit card fee to the tenant, so only the rent shows up on the property as income.

    We would like an email receipt to be sent to applicants after they submit an online rental application.

  9. Accounting assets and liabilities

    It would be very helpful to be able to track assets and liabilities. This is the only thing missing from your software that would allow me to do a complete accounting of my businesses. Please consider implementing. Thank you!

    I have different late fees for different properties but the system requires one rule for all, creating a huge problem

  11. Form ideas

    The forms editor is very frustrating to work with. I'd love to be able to upload a form and have it retain the docx or odt format while still being able to utilize your strings (%fullname% for example.)

    Also, please make "all names" show all names.

  12. Multiple Worksheet Rent Roll for All Properties

    I would love to see a way to export an formatted HTML to Excel file for All Properties Rent Roll delineated into separate worksheets by owner. For Example, if I have 5 owners, I'd like a file that has 5 worksheets with each rent roll.

  13. Transfers part of split transaction

    In the split transaction function, I should be able to "transfer" funds as part of that split transaction.

    When I make a mortgage payment, I can split it into three accounts:
    Mortgage Interest (charged)
    Principal Pay-down (transfer)
    Escrow Monies (transfer)

    Then the monies should be transferred to corresponding accounts that I have set up part of a mortgage.

  14. Sync account with

    You have 4 different ways to sync accounts with City National Bank (CNB) through CNB's online service portals. However, I am unable to sync my CIC Total Manager account to my CNB account via their "Treasury Net" online portal which requests a Customer ID, User ID, and Password. Please figure out how to sync with CNB's Treasury Net because this is my only way of accessing my CNB accounts online.

  16. Add zInspector inspection to tenant files with right click.

    zInspector inspection reports should have an option to "Add to Tenant Files" so we dont have to download and reupload to the tenant files.

  17. Millage tracking for business

    It would be really nice when we put in an invoice, (Income or expense) if there was a line to add the millage associated with that invoice. so at end of year taxes we could print a report for the business expense for millage. Thank you very much! May be even an app for our phones so it tracks millage like that.

  20. Selection for "None" in "Choose Property" report field

    On the financial reports tab, in the "Choose Property" dropdown, I would like a way to choose property "None". This is extremely useful because, invariably, at the end of the year, there are always some transactions that did not get assigned to a property and are not accounted for. Currently it is very difficult to search for and find these transactions so they can be fixed and assigned to a property (I would have to use "Category Ledger" and export to excel). If I am unable to find the transactions, they will affect my totals for the various categories for…
