Automatic late pay eviction notices to print
I would like automatic creation of state compliant eviction notices. I’d like to com in to the office on the 6th and have a list of forms ready to print.

Allow location setting for all convenience fees
Online payment Convenience Fees post to the property, so each month I need to move those transactions to our "Property Management" property. Since we pay the bank fees and don't want the fee income to be sent to owners.
If there was a way to set a default property for all convenience fees, that would be great! Donna2 votes -

More than 1 attachment on bill payment
Can we add more than one attachment to a bill payment? Sometimes I combine invoices into one payment but can only attach one of the invoices. Thank you.

Offer a date range option to compare Market Rent with Actual rent. This comparison is currently only available in Rent Roll (enhanced) as a snapshot.

Indicate on deposits made to my bank from rental payments, which tenant the payment came from
Currently, my bank account shows rent deposits as "Forte". In order to reconcile my books each month, my bookkeeper needs to know which deposits came from which tenants. Can you do something, so the deposit indicates which tenant the money is from?

4000 Income to calculate onto 1099
Please include a button in the settings menu on setting up accounts to allow any 4000 series income account to be auto tabulated into the 1099 assistant. We have 4001 to account for Section 8 and are manually having to complete 1099's for owners. this is adding additional costs and time to tax prep.

Accept security deposits online.
I was asking about tenants paying their security deposits online. Support said that:
"Our system is not designed for tenants to pay their security deposits online, it's designed to accept rent payments from tenants."
So yes, they can pay money that is applied as additional rent and I can manually transfer it to the security deposit on the ledgers, but doesn't it make sense to just accept security deposits separately from the tenant portal?
This seems like a no-brainer. Please implement this change!

Allow owners to pay property managers for outstanding property balances
Enable the option for OWNERS to pay PROPERTY MANAGERS for invoices on their properties directly through RentecDirect (AppFolio has this option)

Transfers part of split transaction
In the split transaction function, I should be able to "transfer" funds as part of that split transaction.
When I make a mortgage payment, I can split it into three accounts:
Mortgage Interest (charged)
Principal Pay-down (transfer)
Escrow Monies (transfer)Then the monies should be transferred to corresponding accounts that I have set up part of a mortgage.

Sync account with
You have 4 different ways to sync accounts with City National Bank (CNB) through CNB's online service portals. However, I am unable to sync my CIC Total Manager account to my CNB account via their "Treasury Net" online portal which requests a Customer ID, User ID, and Password. Please figure out how to sync with CNB's Treasury Net because this is my only way of accessing my CNB accounts online.

Tie management fee amount to income category
Allow different management fee for different income categories. Example: Rental Income is 8, 9 or 10%. But Late Fee Income is split 50/50 with the owner. Having this set by category would save time. Thanks!

Add zInspector inspection to tenant files with right click.
zInspector inspection reports should have an option to "Add to Tenant Files" so we dont have to download and reupload to the tenant files.
